HDB BTO Feb 2023 Application Rate: Tengah, Dover, Kallang, Jurong West

The HDB BTO Feb 2023 launch will see 4,410 flats across Jurong West, Kallang/Whampoa, Queenstown, and Tengah, with two of them likely being PLH projects. Here’s an overview of the launch.

HDB updates the BTO application rate four times a day.

As at 7 March, the final HDB BTO Feb 2023 application rate for Kallang Whampoa is the highest at 4.16 applicants per unit, followed by Dover MRT’s Ulu Pandan Glades at 3.31 applicants per unit.

  • Brickland Weave: 4,655 applications for 1,641 units (2.84 applicants per unit)
  • Kallang Whampoa – Both: 7,413 applications for 1,784 units (4.16 applicants per unit)
  • Jurong West Crystal: 740 applications for 271 units (2.73 applicants per unit)
  • Ulu Pandan Glade, Dover: 2,426 applications for 732 units (3.31 applicants per unit)

Price-wise, the Tengah BTO project is the most affordable. That said, the area isn’t loaded with amenities yet and is undergoing heavy development, so future residents will have to bear minor inconveniences and construction noises for a few years.

Speaking of Tengah, it’s also the only BTO project that offers 5-room flats. So if you’re eyeing a 5-room flat, this is the project to look at. Otherwise, you may want to wait until the BTO May 2023 launch, as there will be 5-room flats available in Serangoon and Bedok.

Now let’s take a look at each of the individual BTO projects.

  • Nearest MRT: Pioneer MRT (East-West Line)
  • Price: $187,000 – $372,000
  • Fitness station

  • Eating house, minimart, shops
  • Smart-enabled homes, smart lighting
  • Regenerative lights, clean rainwater features
  • Recyclable chute

 

The Jurong West Crystal has 2 residential blocks, 18 storeys high each, is located close to Pioneer MRT station and features 271 units of 3-room and 4-room flats. In fact, it takes only seven minutes on foot to reach the station.

It is close to the elevated MRT track of the East-West Line, so expect some noise, especially if your units are closer to the track.

  • Pioneer Primary School
  • Xingnan Primary School
  • Frontier Primary School
  • Jurong West Primary School

 

That said, the area is quite convenient because the amenities are within walking distance. Sports and outdoor enthusiasts will be glad that Yunnan Gardens, Yunnan Park, and Jurong West Sport Centre are less than a 5-minute walk. What’s more, the Jurong West Park Connector is also nearby.

HDB BTO 2023 Feb: Rajah Summit Kallang Whampoa

There are two BTO projects in Kallang/Whampoa in February 2023 – Rajah Summit, and Farrer Park Fields.

The first is located along Jalan Rajah and the second is bounded by Farrer Park Road, Hampshire Road, and Race Course Road.

  • Address: Jalan Rajah
  • Nearest MRT: Toa Payoh MRT (North-South Line)
  • Price: $326,000 – $443,000
  • Multi-storey car park with roof garden
  • Children’s playground
  • Fitness station
  • Childcare

 

The Jalan Rajah BTO is made up of 2 reisdential blocks, 28 and 40 storeys high, is located along Jalan Rajah, will be the tallest building in the vicinity, and overlooks the Kallang River. It consists of 510 units of 3-room and 4-room flats.

Most notably, the project is nearby several sporting facilities, including Toa Payoh Sports Hall, Toa Payoh Stadium, and Toa Payoh Swimming Complex. Toa Payoh MRT is about 15 minutes on foot; therefore, it’s unlikely that this will be a PLH project.

There aren’t many schooling options too, with Bendeemer Secondary School and Hong Wen School being the nearest schools.

HDB BTO 2023 Feb: Farrer Park Fields, Kallang Whampoa

  • Address: Between Farrer Park Road, Hampshire Road, and Race Course Road
  • Nearest MRT: Little India MRT (North-East Line, Downtown Line) and Farrer Park MRT (North-East Line)
  • Price: $185,000 – $631,000
  • Multi-storey car park with roof garden
  • Children’s playground
  • Fitness station
  • Childcare
  • Supermarket, eating house, shops
  • Farrer Park Sports Centre with swimming pool, field, fitness facilities (upcoming)
  • Prime Location Public Housing (PLH) Model

 

On the other hand, the Farrer Park BTO is made up of 7 residential blocks, 24 storeys high, is located in a more central location; it’s smack between Little India MRT and Farrer Park MRT, and it takes less than five minutes to get to either station by foot. As mentioned above, this will likely be a PLH project.

This is also a bigger project with 1,274 units of 2-room Flexi, 3-room, and 4-room units offered.

Nearby amenities include City Square Mall, Mustafa Centra, and Tekka Centre. Moreover, there are plenty of shophouses, restaurants, and cafes in the area, so there’s no shortage of food and retail options.

However, like the Jalan Rajah BTO site, the lack of schooling options might deter families with schooling children.

HDB BTO 2023 Feb: Ulu Pandan Glades, Dover MRT

Queenstown BTO site is made of 2 residential blocks, 34 to 43 storeys high, is located along Ghim Moh Link and Commonwealth Avenue West, on Dover Forest East. It also overlooks the Ulu Pandan Canal. If the area sounds a little familiar to you, it’s because it’s located east of Ulu Pandan Banks, one of the Queenstown BTO projects in Nov 2022.

This time around, there will have 732 units of 3-room and 4-room flats up for grabs.

The BTO site is also about 10 minutes by foot to Dover MRT. Given its locational attributes, it’s likely that this will be a PLH project too.

Nearest Schools:

This BTO project is also ideal for families with schooling children as it’s near several schools including Anglo-Chinese School (Independent), Anglo-Chinese Junior College, Fairfield Methodist School (Secondary), Fairfield Methodist School (Primary).

On top of that, tertiary institutions such as Singapore Polytechnic, School of Science and Technology, and ESSEC Business School are also nearby.

Aside from that, the BTO site is also near amenities like Star Vista, Holland Village, Ghim Moh Market, Rochester Mall, and Ulu Pandan Park Connector.

HDB BTO 2023 Feb: Brickland Weave, Tengah

  • Address: Tengah Boulevard, Brickland Crescent, and Brickland Rise
  • Nearest MRT: Choa Chu Kang West MRT (Jurong Region Line)
  • Price: $97,000 – $503,000

  • Shops, eating house, minimart
  • Resident’s Centre (RC)
  • Childcare centre that spans 3 storeys

 

Last but not least, we’ll see yet another BTO project in Tengah in the February 2023 BTO launch.

Called Brickland Weave, this Tengah BTO features 12 residential blocks, 11 to 17 storeys high, with 1,641 units of 2-room Flexi, 3-room, 4-room, and 5-room flats.

Only this project has 5-Room Flats

As mentioned, this is the only February 2023 BTO project that will be offering 5-room flats.

Located along the future roads of Tengah Boulevard, Brickland Crescent, and Brickland Rise, there aren’t many amenities nearby as the area is currently developing.

The upcoming Choa Chu Kang West MRT on the Jurong Region Line isn’t nearby either, taking roughly 20 minutes if you’re travelling by foot.

That said, more amenities will be available as they are built up. Also, this will likely be priced attractively, which is good for budget-conscious people.

  • Dunearn Secondary School
  • St. Anthony’s Primary School

Upcoming HDB BTO May 2023

If the Feb 2023 HDB BTO project doesn’t tickles your fancy, you might want to wait for the May 2023 HDB BTO launch.

HDB BTO 2023: May

HDB will offer about 3,800 to 4,800 BTO units across these estates:

  • Bedok (2-room Flexi, 3-room, 4-room, 5-room, 3Gen flats)
  • Kallang/Whampoa (3-room and 4-room)
  • Queenstown (3-room and 4-room)
  • Serangoon (4-room and 5-room)
  • Tengah (2-room Flexi, 3-room, 4-room, and 5-room)

On top of that, it’s likely that Sale of Balance Flats (SBF) will be offered as well. So if you don’t want to wait for years for your BTO flat to complete, you may want to consider applying for an SBF flat in May.

PM Lee on 8 Feb 23: Singaporeans won’t have to worry about having an affordable home

Singaporeans, now or in generations to come, will not have to worry about having an affordable home to call their own, said Prime Minister Lee Hsien Loong.

Giving this assurance in a Facebook post on Tuesday, PM Lee said the Government is working hard to ramp up the supply of flats, cool the resale market and keep Housing Board flats affordable and accessible to a wide range of Singaporeans.

His post comes after Parliament debated two motions on the affordability and accessibility of HDB flats for 12 hours over two days. One was filed by National Development Minister Desmond Lee, and the other by Progress Singapore Party Non-Constituency MP Leong Mun Wai.
