However, it’s still feasible for a basic to mid-range renovation, particularly if the space is a smaller HDB flat (such as a 3-room or compact 4-room flat).

Here’s what you can realistically expect to achieve within a $30,000 renovation budget.

  • Basic Carpentry: Simple TV consoles, open shelving, or a minimalist feature wall.
  • Flooring: Laminates or vinyl flooring, which are affordable and offer a range of styles.
  • Painting & Lighting: New paint for walls and ceilings along with basic LED lighting installation.

Once a small and dark space, this 4-room HDB home is now brightly lit and airy – the homeowners “opened up” the flat by doing away with the kitchen walls and choosing white for most of the interiors.

Thanks to the mirrors, the living area appears double its size, and the greenery outside is “reflected” indoors. Curtains softly demarcate the home office, yet allow for a larger living area when drawn back.

$30,000 Minimalist 3-room HDB flat

This bachelor pad used to be a 3-room HDB unit, but one of the rooms was removed to create a larger bedroom with more wardrobe space and a smaller kitchen.

The place has cement screed ceiling, flooring and walls for an industrial feel, and the clean lines of a few carefully selected furniture pieces fulfill the homeowner’s vision of a minimalist private space.

The extension of the bedroom ate into the kitchen space. As the stove ended up facing the bedroom, Robin built a tall cabinet to shield the hob from the view.

A tall wardrobe behind the bed headboard demarcates the wardrobe space from the bedroom. Facing it is a row of waist-high cabinets that stores the homeowner's accessories.

Designed to be monochromatic with splashes of colours, this home boasts a prominent black-and-white design. In the living room, the colourful soft furnishings add colour to the theme.

This feature wall leads to the master bedroom. The “stripes” were created by spray-painting solid pieces of wood in black, then placing them a few centimetres apart from one another on the white wall.
