Baywind Residences Review: 10 Pros & cons of of this boutique freehold condo in Telok Kurau

The Telok Kurau area is an affluent residential enclave in the east of Singapore, prized by residents for its peaceful atmosphere and low-density housing.

Boutique freehold condo Baywind Residences, located at Lorong N Telok Kurau in District 15, offers buyers and investors the opportunity to own a piece of this highly desirable neighbourhood.

Launched on 20 May 2022 by developers LWH Holdings & ABR Holdings, Baywind Residences is expected to receive its Temporary Occupation Permit (TOP) in December 2025. It is a highly exclusive development consisting of only 24 units, all of which have been snapped up.

Baywind Residences Price

At its launch on 20 May 2022, Baywind Residences units were put up for sale at a starting price of $2,038 psf or under $2 million for 3-bedroom apartments and $1,953 psf or about $2.5 million for 4-bedroom apartments. The average selling price at the launch was $2,205 psf.

As Baywind Residences was launched recently, we cannot comment on capital gains.

Let’s compare Baywind Residences’ prices to nearby boutique freehold condos.

Baywind Residences vs Espira Residence

Espira Residence is a boutique freehold condo development at Lorong K Telok Kurau, 14 minutes’ walk from Marine Terrace MRT. 2- and 3-bedroom units are selling for $1,749,000 to $2,650,000 on PropertyGuru, translating to $1,221 to $1,283 psf. It has enjoyed 3.26% capital gains, annualised over 8 years, according to PropertyGuru.

Baywind Residences vs Prestige Loft

Meanwhile, at Prestige Loft on Telok Kurau Road, another nearby freehold condo, 1- to 3-bedroom units are going for $1,274 to $2,068 psf, with a selling price of $675,000 to $2,000,000. According to PropertyGuru, it achieved 0.64% capital gains, annualised over 8 years.

These prices are more or less comparable to Baywind Residences’. The capital gains have been pretty lacklustre, indicating that Baywind Residences may not be the best option for investors if the market does not turn around.

Baywind Residences Location

Located at 95 Lorong N Telok Kurau, Baywind Residences is in the heart of the East Coast area about 14 minutes’ walk from upcoming MRT station Marine Terrace, expected to open in 2024.

One of the biggest advantages for families with children is the number of schools located within about 1 km of Baywind Residences, including numerous elite schools. These include Saint Patrick’s School, CHIJ Katong Convent (Primary and Secondary), Tao Nan School, Ngee Ann Primary School and Victoria Junior College. Other popular schools within 3km include Victoria School and Temasek Junior College.

The development is located in a sought-after area filled with popular lifestyle attractions, including East Coast Park and its many amenities such as bicycle rental kiosks, children’s playgrounds and wakeboarding facilities. It is also located near the many eateries and lifestyle businesses on Siglap Road, East Coast Road and Upper East Coast Road, as well as the Joo Chiat area, the heart of Peranakan culture in Singapore.

Overall, it’s a great location not so far from the city centre, with lots of attractive neighbourhood eateries and amenities. The main drawback in my opinion is that the MRT station might a little far away for some, at 14 minutes’ walk.

Baywind Residences Floor Plan

Units at Baywind Residences range from 3-bedroom to 4-bedroom.

The 3-bedroom units measure 969 to 1,066 sqft, while the 4-bedroom units measure 1,270 to 1,313 sqft.

There are three versions of the 3-bedroom units, each with a universal space or universal room that can either be used for a specific purpose, or left open in order to enlarge the dining and living area. I think this universal space is very appealing as it enables residents to do something in their space besides just eating and sleeping. It can be converted into a study, a home gym, an entertainment room and more.

The 4-bedroom units, of which there are two possible layouts, both also come with universal rooms, however only one of the layouts has a universal room opening out into the living room. You should opt for the latter if you want to remove the walls to enlarge the living room area.

Both 4-bedroom room layouts come with a junior master bedroom with an en-suite junior master bathroom, which is great if you are looking to rent out rooms. The master bedrooms also come with a walk-in wardrobe, which can be a plus if you have lots of clothes.

Finally, the 4-room units also have a big enough balcony to place tables and seating. This can feel almost like having a supplementary dining room and can really add to the feeling of spaciousness.

Baywind Residences Rent

As Baywind Residences is still under construction, none of the units have been rented out yet.

However, according to PropertyGuru, units at the nearby Espira Residences previously commanded a rental yield of 1.98% to 2.86% in 2022, while units at Prestige Loft previously enjoyed a rental yield of 3.28% to 4.56% in the same year.  This indicates a weak to average rental yield.

Baywind Residences does have the advantage of bigger common areas thanks to the universal room or space, and the en suite bathrooms for the junior master bedroom in the 4-room units might make it more suitable to be rented out as a shared apartment.

Baywind Residences Condo Review

In my opinion, Baywind Residences is fantastic as a condo to live in if you can deal with the 14 minute walk to the MRT station. It’s in a highly attractive neighbourhood with great food and lifestyle options, there are lots of good schools in the area and it’s quite accessible from the city centre.

The units themselves are highly attractive, if you can afford them, with a bit of extra breathing room that enables residents to customise as they wish, thanks to the universal space or room. The 4-room units enjoy extra perks like walk-in wardrobes and a bigger balcony that make living and entertaining in the apartment more enjoyable.

However, from an investment point of view, Baywind Residences probably isn’t the most stellar choice out there. That said, if you’re hoping to get a better rental yield out of it, you might want to consider renting out the rooms separately to different tenants, particularly if you have a four-bedroom room unit with two ensuite bathrooms.
