Clementi Peaks BTO Review: Great selection of schools nearby

Launched in February 2017, Clementi Peaks was one of those HDB BTO projects that managed to get built with only a minor delay during the COVID-19 pandemic.

Buyers got to collect their keys in August 2022. That means the Minimum Occupation Period (MOP) for the first batch of owners will end in 2027.

Clementi Peaks is located on Clementi Avenue 1, near the Clementi Flyover. If you want to see what the units look like, you can take a virtual tour of Clementi Peaks BTO here.

Although it has been less than two years since the first owners of Clementi Peaks moved in, there has already been a fire caused by a cooking mishap at Block 465A, in which the Singapore Civil Defence Force (SCDF) had to be called in.

Clementi Peaks BTO Price

The indicative pricing for the Clementi Peaks BTO project at its launch in February 2017 was as follows:

  • 3-room - $293,000 to $344,000
  • 4-room - $432,000 to $550,000
  • 5-room - $571,000 to $694,000
  • 3Gen - $549,000 to $709,000

These prices are quite high, but that is unsurprising, since Clementi was classified as a mature estate at the time of the launch, and mature estates tend to see higher demand.

As the MOP for the first batch of owners will only end in 2027, there is no information on current resale prices or rental yield.

To get an idea of the kind of price trends we can expect, let’s have a look at the HDB flats at nearby Block 312B Clementi Avenue 4, about 11 minutes’ walk from Clementi MRT. The 2016 flats, which received their TOP in 2016, are currently being being put up for sale on PropertyGuru at $1,280,000 to $1,300,000, while 4-room flats are being sold for $900,000 to $1,080,000.

Based on these resale prices, we can see that the Clementi Peak BTO flats could have million dollar potential, which is not surprising given how popular the neighbourhood is.

Clementi Peaks BTO Location

Clementi Peaks is located on Clementi Avenue 1, less than 15 minutes’ walk from Clementi MRT station, and just across the road from sporting amenities Clementi Sports Hall and Clementi Swimming Complex.

The flats are located within walking distance of the Clementi Town Centre, with its shopping amenities such as The Clementi Mall, Grantral Mall and 321 Clementi, as well as Clementi Bus Interchange and Clementi Polyclinic.

Parents with kids will be pleased to find several schools within walking distance, including Nan Hua High School, Clementi Primary School, Clementi Town Secondary School, New Town Secondary School, School of Science & Technology, NUS High School of Mathematics and Science and Singapore Polytechnic.

Overall, I think the flats enjoy an attractive and well-rounded location due to the proximity of sporting and shopping amenities, as well as a wide variety of schools.

3 Room BTO Floor Plan

The 3-room flats measure 68sqm and include 2 bedrooms placed side-by-side, as well as two bathrooms, one of which is attached to the main bedroom.

4 Room BTO Floor Plan

The 4-room flats measure 86 to 95 sqm and come in eight variations, each with three bedrooms and two bathrooms, including one attached to the main bedroom. Buyers can choose between units with kitchen partition walls and open concept kitchens. While a partition wall can hide the kitchen from the dining room and keep smells contained, the open kitchens are more convenient in my opinion and make the living area look more spacious.

5 Room BTO Floor Plan

The 5-room flats measure 113 sqm and, like the 4-room flats, offer the choice of kitchens with partition walls or open concept kitchens. They each come with three bedrooms and two bathrooms, including one attached to the main bedroom. The floor plans also indicate a suggested study in a corner of the dining room, where owners can set up a workspace.

3 Gen BTO Flat Floor Plan

Finally, the 120 sqm 3-Gen flats come with four bedrooms including two main bedrooms with their own bathrooms, as well as one shared bathroom for the whole unit. The kitchen comes with a partition wall separating it from the living and dining area.

Clementi Peaks BTO Rent

As Clementi Peaks’ MOP is not yet over, none of its units are currently up for rent.

However, to get an idea of rents in the area, let’s have a look at HDB project Trivelis at 311A Clementi Avenue 4, which received its TOP in 2015 and is located about 11 minutes’ walk from Clementi MRT.

Monthly rents on PropertyGuru currently range from $4,500 to $4,800 for 5-room flats, and $3,600 for 3-room flats. The rental price of most 3-room flats is in the $9 to $10 psf range, with rents trending upwards slightly over the past 5 years. These are very attractive psf prices, proving once again that Clementi is sought-after.

In fact, the rental yield is so healthy that it could probably more than cover the a 15-year mortgage for the flat.

For future tenants looking to rent a flat at Clementi Peaks, this is an excellent choice for families with children due to the number and diversity of nearby schools. The area is also quite an attractive one in terms of lifestyle amenities, thanks to the shopping and sporting amenities nearby.

Clementi Peaks Feng Shui

According to geomancers and feng shui masters, buyers at the Clementi Peaks BTO project should avoid choosing units facing the parking lots located right outside, but in the absence of choice are better off choosing units located well above the roof of the multi-storey car park in order to enjoy unobstructed views.

From a feng shui point of view, it is also advisable to avoid the low units facing the open storm drain and drainage reserve, or the flats facing the service road.

Clementi Peaks BTO Analysis

Honestly, I think that Clementi is a very desirable, classic heartland HDB estate. You might not find too many hipster cafes or chic boutiques here, but there is a good selection of shopping and food options in the Town Centre.

The BTO flats enjoy an attractive location, with the Town Centre located within walking distance and Clementi Swimming Complex and Clementi Sports Hall located across the road.

There is also a diverse selection of schools nearby, including some specialty schools like School of Science & Technology and NUS High School of Mathematics and Science, making it very attractive for families with school-age children.

Clementi is also a sought-after area with great investment and rental potential. 4-room and 5-room flats might even be able to someday command resale prices of over $1 million.

The main drawback is that, being in such a popular estate, the indicative pricing at the Clementi Peaks launch was quite high. But buyers are likely to be rewarded with even higher resale prices when the MOP has run its course.
