Parktown Residence Review: Mega integrated development in Tampines

Nothing is more convenient for condo-dwellers than integrated developments, especially when there’s an MRT station involved. That explains the fanfare over Parktown Residence, a hotly-anticipated upcoming integrated development in Tampines.

In addition to housing condo units, Parktown Residence will also connect directly to a shopping mall and the future Tampines North MRT station, a bus interchange, a community club and a hawker centre.

Singaporeans love convenience, so it comes as no surprise that 87% of the 1,193 units at Parktown Residence were snapped up at its launch starting on 22 February 2025—the first mega project to sell over 1,000 units on its launch weekend. I’ll admit that the thought of being able to take the lift downstairs and immediately be able to do groceries, have a meal or get onto the MRT is very enticing.

Parktown Residence is the first integrated development to be affected by the new Gross Floor Area (GFA) harmonisation rules. Under the new rules, developers can no longer include certain types of space in the total floor area of the unit, including air con ledges and void space in high ceilinged units. So, developers will be forced to make their unit designs more space-efficient.

The mega project, which is helmed by UOB Group and CapitaLand Development, is expected to receive its Temporary Occupation Permit (TOP) in 2030.

Parktown Residence Price

At the Parktown Residence launch weekend on 22 and 23 February 2025, the starting price for 463 sqft 1-bedroom + study units was about $1.1 million, while that for 1,679 sqft 5-bedroom units was $3.5 million.

The average psf price of units sold during the launch was $2,360.

Listings for currently available units on PropertyGuru range in price from $926,000 to $4,000,000 ($1,816 to $3,056 psf), with 3-bedroom units measuring 764 to 1,163 sqft priced at $1,528,000 to $2,888,888 ($1,816 to $3,056 psf).

How does this compare with nearby properties? The area immediately surrounding Tampines North MRT station is largely populated by HDB flats rather than private housing, so there are no comparisons that can be made at this time.

A bit further away, At D’Nest, located on Pasir Ris Grove, a 24-minute walk from Tampines North MRT station, units are being put up for sale on PropertyGuru for $795,000 to $2,798,888 ($1,271 to $1,732 psf). 3-bedroom units measuring 936 to 1,259 sqft are priced at $1,380,000 to $1,730,000 ($1,271 psf to $1,603 psf). The condo received its TOP in 2017.

As you can see, Parktown Residence is priced at a premium thanks to a more attractive location, being part of an integrated development and being connected to the MRT station. The Tampines North area is currently undergoing development, with new housing developments, community spaces and amenities in the works. This could potentially be good news for investors’ future capital gains.

As one would expect of a mega development, Parktown Residence houses a full suite of amenities, including multiple swimming pools, two gyms, KTV rooms, two co-working lounges, a tennis court, a multipurpose court, a putting green and barbecue pavilions, just to name a few.

Parktown Residence Location

Parktown Residence will be located at Tampines Avenue 11 in an integrated development that comprises residential units, a shopping mall, the future Tampines North MRT station, which opens in 2030, and a bus interchange. It is the first mega integrated development in the Tampines area, and will also comprise amenities such as a hawker centre and community club.

The development is actually located quite a distance from Tampines Central and Tampines MRT station, which are more than a 20-minute walk away. Unlike Tampines Central, the Tampines North area is relatively new and undergoing development. As such, new amenities and schools will be built in the coming years.

At the moment, schools within easy walking distance include Angsana Primary School, which is less than 1 km away, and Poi Ching School, with St Hilda’s Primary School and Gong Shang Primary School located a little further away.

Parktown Residence’s biggest advantage is no doubt the convenience it offers thanks to the many amenities in the integrated development.

1-Bedroom

The 1-bedroom units measure 47 sqm (506 sqft) and include a study that is accessible from the living/dining area, as well as the bedroom. The front door opens up into a small hallway that can be used for shoe storage, and which leads to the kitchen area. The bathroom is accessible only from the study, so if you’re in the bedroom or the living/dining area you’ll have to cross the a small corridor in front of the study to get there.

2-Bedroom

The 2-bedroom units measure 55 to 71 sqm (592 to 764 sqft), with the biggest units containing studies. All the layouts place the living room in between the two bedrooms, which can offer greater privacy at night.

3-Bedroom

The 3-bedroom units measure 86 to 108 sqm (926 to 1,163 sqft), with the biggest units containing studies. The smallest layout places two bedrooms together and a third on the other side of the living room, while the other layouts line the three bedrooms up in a row, or separate the master bedroom and the other two with a study.

4-Bedroom

The 4-bedroom units measure 124 to 139 sqm (1,335 to 1,496 sqft). All units place the living room at one end of the apartment, and cluster the bedrooms and bathrooms at the other.

5-Bedroom

The 5-bedroom units measure 156 sqm (1,679 sqft). Some frills that only these units have include a walk-in wardrobe in the master bedroom and an extra WC (without shower or bathroom), accessible from the yard in the kitchen.

Parktown Residence Rent Price

As Parktown Residence is still under construction and there are not many already-built condos in the immediate vicinity, we’ll have to look at D’Nest once again to get a ballpark idea of future rents.

D’Nest units are currently being advertised for rent on PropertyGuru for $2,650 for a 520 sqft 1-bedroom apartment to $6,700 for a 1,750 sqft 5-room apartment.

If Parktown Residence commanded similar rents, the rental yield would be decent. But Parktown Residence buyers might have the potential for significantly higher rents due to the much greater convenience and better public transport connectivity that comes from being in an integrated development.

Parktown Residence Review

Parktown Residence is suitable for anyone who craves convenience at their doorstep. The integrated development will make life very convenient in terms of shopping, eating, groceries, public transport connectivity and more. For that reason, prices are at a premium for the area.

From an investment standpoint, there is less certainty, as there are few condos in the immediate area that can be used as a benchmark. However, as the Tampines North area is developed further, there is the potential for property prices in the area to enjoy a boost.
