Alexandra Peaks is a HDB BTO project launched in the July 2025 BTO exercise. Located in the Bukit Merah estate on the city fringe, it has been classified as a Prime project under the new HDB classification system due to its highly central location.
This means not only that Alexandra Peaks flats come with a 10-year Minimum Occupation Period (MOP), but also that there is a bigger subsidy clawback upon resale of the flat.
In spite of the attractive location, the Alexandra Peaks application rate was lack lustre. Together with Alexandra Vista, another Prime project launched in Bukit Merah during the same sales exercise, the Alexandra Peaks application rate for 4-room flats was just 2.2 for first-timer families.
If you’ve been following HDB sales launches over the last few years, you might be confused, as there was already another BTO project named Alexandra Peaks launched in December 2023.
Both the December 2023 and July 2025 Alexandra Peaks launches are bounded by Alexandra Road and Prince Charles Crescent. The December 2023 flats occupy Blocks 139 to 141, while two new blocks right next door will be constructed to form the Alexandra Peaks flats sold in the July 2025 launch.

As the launch took place only recently, the Alexandra Peak BTO progress is still at its early stages, with the Temporary Occupation Permit (TOP) expected in 2030.
This review will focus on the July 2025 Alexandra Peaks BTO 2025 launch, which consists of 498 3-room and 4-room flats spread out over two blocks. So let’s dive in!

Alexandra Peaks Price
At the July 2025 launch, the Alexandra Peaks BTO price was $403,000 to $511,000 for 3-room flats and $560,000 to $771,000 for 4-room flats.
At this point, nobody is surprised that a 3-room flat in a prime neighbourhood like Bukit Merah could cost over half a million dollars. These BTO prices are in line with the city fringe location.
As for investment potential, I’ll start with the caveat that nobody knows yet what the effect of Prime location classification will be on resale prices. They will probably depress both demand and supply to some degree. What’s more, with Alexandra Peaks’ TOP scheduled for 2030 and the MOP being 10 long years, the first flats will not hit the resale market until 2040. For now, all we can do is look at current resale prices in the area, taking them with a big pinch of salt.
On Henderson Road, about a 15-minute walk away from Alexandra Peaks and an eight- to nine-minute walk from Redhill MRT station, 4-room flats that received their TOP in 2018 are currently being listed for sale on PropertyGuru for $950,000 to $1,288,000.
As you can see, new 4-room resale flats in the area have no trouble commanding six figure resale prices right now. Historically, city fringe properties have always commanded premium prices on the resale market. We’ll see how this plays out when the first flats with 10-year MOPs are put up for resale.

Check out the Alexandra Peaks site plan. Alexandra Peaks is built along the Alexandra Canal, and the estate houses fitness stations and a hardcourt. Residents are also located next door to a multi-storey car park with a roof garden.
Alexandra Peaks Location
Alexandra Peaks is bounded by Alexandra Road to the south and Prince Charles Crescent to the north. Alexandra Peaks’ address on Alexandra Road is a highly desirable one, as it runs alongside the Alexandra Canal and the Alexandra Park Connector, offering some units unblocked waterfront views.
City Fringe HDBs
Scenic views aside, Alexandra Peaks’ biggest draw is its city fringe location. Redhill MRT station, a nine-minute walk away, connects to Raffles Place MRT station in the city centre via a mere eight-minute ride.
The flats also enjoy an attractive location within the neighbourhood itself, particularly in terms of sporting amenities. Other than easy access to the park connector, they also enjoy proximity to Delta Sports Hall, Delta Swimming Complex and Delta ActiveSG Gym located right across the road.
Alexandra Peaks is also located within walking distance from Redhill Market and Food Centre, as well as HDB shopping mall Dawson Place. This provides residents with a decent selection of eateries and amenities, but those who want access to a major shopping mall will have to travel to Tiong Bahru Plaza, which is a half-hour walk or one MRT stop away.
This is also a convenient location for families with kids. Nearby schools include Alexandra Primary School, Crescent Girls’ School, Gan Eng Seng School, Queenstown Secondary School and Zhangde Primary School, all of which are located within 1km.
Overall, if you don’t mind not being very near an air conditioned shopping mall, this is a great location thanks to its proximity to the city centre and easy access to sporting facilities, park connectors and schools. In addition, although plans haven’t yet been finalised, the redevelopment of some plots of land in the neighbouring Queenstown area might yield new amenities.

3-Room Floor Plan
The 3-room flats measure 66 sqm, inclusive of air con ledge. While this looks like a fairly typical layout, the household shelter is located right beside the entrance, creating a narrow hallway opening out into the living/dining area. This isn’t the most space efficient setup, in my opinion. What’s more, the kitchen area is placed in such a way that it cannot be merged with the living/dining area by removing the walls. The kitchen and utility area, however, can be merged or separated with a wall according to the owner’s wishes.
4-Room Floor Plan
The 4-room flats measure 89 sqm, inclusive of air con ledge. This is a typical layout that lines the three bedrooms up side by side, with an L-shaped living/dining area. Unless the owner decides to erect a partition wall, the kitchen opens up into the living/dining area, allowing for a more spacious feel.
Overall, these layouts don’t offer anything out of the ordinary, though I admit to not being a fan of the 3-room layout due to the little space inefficiencies I pointed out earlier.
Alexandra Peaks Rent Price
Alexandra Peaks is classified as a Prime flat, so the flats cannot be rented out in their entirety, even after the 10-year MOP has been served. So, buying this flat for the future rental yield is out of the question.
Alexandra Peaks Review
If you’re looking for a 3-room or 4-room flat in a central location, I think Alexandra Peaks is an attractive proposition.
Not only is it within walking distance of an MRT station that takes you to the city centre in just eight minutes, it is also located near a good range of sporting amenities, as well as the Alexandra Canal and Alexandra Park Connector. Families with kids also have a decent selection of nearby schools to choose from.
The main drawback, in my opinion, is the lack of a major shopping mall within easy walking distance. That said, Tiong Bahru Plaza is only one MRT stop away, so it’s not that bad.
Alexandra Peaks makes a very convenient and well-located home, if you don’t mind the high BTO prices. However, as an investment, I would think twice, as this project has been classified as Prime, which is quite restrictive, and we don’t yet know how this classification will affect future resale prices.
