The Alexandra Vista BTO 2025 project was launched in the July 2025 HDB BTO sales exercise in the Redhill estate.
Classified as a Prime project due to its central location on the city fringe, it will come with a 10-year Minimum Occupation Period (MOP) and more stringent resale restrictions.
The Alexandra Vista Prime BTO project is scheduled to receive its Temporary Occupation Permit (TOP) at the end of 2029, so the first batch of owners will only be able to sell their flats at the end of 2039, at the earliest.
Despite the drawbacks of the Prime classification, Alexandra Vista might still be worth a look, simply thanks to its attractive location a stone’s throw from the city centre and within walking distance of Redhill MRT station. The project is bounded by Tanglin Road and Jervois Lane, overlooking the Alexandra Canal and Alexandra Park Connector.

Alexandra Vista Price
As one would expect, the Alexandra Vista BTO price list at the July 2025 launch showed premium costs, with 2-room Flexi flats going for $205,000 to $355,000, 3-room flats for $420,000 to $518,000 and 4-room flats for $547,000 to $775,000.
Will these high BTO prices be exceeded in the future by even higher resale prices? A quick look at resale flats in the area would suggest that there is a good chance.
HDB flats on Dawson Road, about a 12-minute walk away from Alexandra Vista and built in 2015, are currently being listed for sale on PropertyGuru for $899,000 to $1,498,000.
However, in spite of the healthy resale prices in the area, I personally would not buy an Alexandra Vista flat purely as an investment. We are still many years away from when the first Prime flats under the HDB’s new classification can be placed on the resale market, so we don’t know how resale flat prices will be impacted from the more restrictive rules.

Located right next door to Crescent Girls’ School, Alexandra Vista also enjoys amenities such as children’s playgrounds, fitness stations, a precinct pavilion and a drop-off porch.
Alexandra Vista Location
Alexandra Vista is bounded to the west by Tanglin Road and to the north by Jervois Lane, a 10-minute walk from Redhill MRT station. The southern border of the HDB project is bounded by the Alexandra Canal and the Alexandra Park Connector, offering some units unblocked views of the water.
First of all, the city fringe location of Redhill is highly convenient to anyone who works in the CBD, as Raffles Place MRT station can be reached directly via the East West Line in eight minutes.
The Alexandra Vista location within Redhill itself is also quite convenient, particularly for active types and families, as it is within walking distance of numerous sporting amenities, including Delta Sports Hall, Delta Swimming Complex and Delta ActiveSG Gym. The park connector right next door is also a big plus for cyclists and joggers.
While this isn’t the best location for shoppers, due to the lack of a major shopping mall within easy walking distance, Redhill Market and Food Centre is located a 15-minute walk away and is home to many popular stalls. And major mall Tiong Bahru Plaza is only one MRT stop away.
I think this is an attractive location for families with kids, as popular school Crescent Girls’ School is right next door. Other schools located within 1 km include Alexandra Primary School, Gan Eng Seng Primary School, Queenstown Primary School, Queenstown Secondary School and Gan Eng Seng Secondary School.
This is a great location for those who work in the CBD, as well as small families with kids. However, larger families might find it a squeeze as there are no 5-room flats in the project.
In future, residents might also benefit from the redevelopment of nearby Margaret Drive, which could yield new shops, eateries and amenities.

2-Room Floor Plan
The 2-room Flexi flats come in two types: smaller Type 1 flats measuring 40 sqm, and larger Type 2 flats measuring 48 sqm. All measurements include the aircon ledge.
The Type 1 flats are very bare-bones. In spite of the small size, I feel that the space is not used that efficiently. For instance, there is a long, space-wasting hallway or corridor at the entrance, via which the kitchen, bathroom and household shelter doors can be accessed, and opening up into the living/dining area.
The Type 2 flats feel visibly more spacious, with a bigger kitchen, living/dining area and bedroom. The hallway at the entrance is shorter than that of the Type 1 flats. Furthermore, the living/dining area is L-shaped, with a recess that can be converted into a dining area or study.
3-Room Floor Plan
The 3-room flats measure 67 sqm, inclusive of air con ledge. While the general layout closely mirrors the standard 3-room flat layout, the positioning of the kitchen allows for the placement of a dry kitchen in addition to the usual wet kitchen, which enables you to install a bar or secondary dining area. I feel this is a nice touch.
4-Room Floor Plan
The 4-room flats measure 90 sqm, inclusive of air con ledge. This is a very typical layout without any surprises: the three bedrooms are lined up in a row and accessible via a corridor, and there is also an L-shaped living/dining area. Just note that the household shelter is located to the left of the entrance, which creates a narrower entrance.
Alexandra Vista Rent Price
Alexandra Vista (Jul 2025 BTO) is a Prime project, which means that renting out the entire flat is not allowed. This is thus not the right buy for those hoping for a lucrative rental property once the MOP has been served.
Alexandra Vista Review
Alexandra Vista is a well-located BTO project on the city fringe. It is suitable for anyone who works in the CBD and is willing to pay more for the convenience of being close to the city centre.
It also enjoys proximity to a great range of sporting and outdoor amenities, including the Alexandra Park Connector, swimming pool and gym, and is thus great for active types and families with kids—the latter can also benefit from nearby schools, including Crescent Girls’ School right next door. Just note that there are no 5-room flats, which means larger families might need to look elsewhere.
While Alexandra Vista makes a very convenient home, I would not count on it as an investment. As a Prime project, it cannot be rented out in its entirety. What’s more, nobody knows to what extent the Prime classification will depress future resale prices.
