Bangkit Breeze is a HDB BTO project launched in Bukit Panjang in the July 2025 BTO sales exercise. These flats are classified as Standard and come with a five-year Minimum Occupation Period (MOP). The project is expected to receive its Temporary Occupation Permit (TOP) in 2029, after a relatively quick 35-month wait.
While Standard projects like Bangkit Breeze BTO are usually further away from the city centre than Prime or Plus projects, they have the advantage of a shorter MOP, less stringent resale requirements and offering the right to rent out the entire flat after the MOP is over.
Let’s see if the Bangkit Breeze HDB project is a good buy!

Bangkit Breeze Price
At the July 2025 launch, the Bangkit Breeze BTO price list was as follows: $149,000 to $236,000 for 2-room Flexi flats, $289,000 to $367,000 for 3-room flats, $362,000 to $458,000 for 4-room flats and $518,000 to $599,000 for 5-room flats.
The Bangkit Breeze BTO price is in line with what I would expect for Standard flats in an area considered relatively attractive. In other words, the flats are affordable, but not bargain basement cheap, enabling buyers to strike a balance between price and convenience.
What kinds of resale prices can owners look forward to when the MOP is served in 2034? Right now, the going rate on PropertyGuru for 4-room flats built in 1998 to 2014 on nearby Senja Road, a 6- to 15-minute walk from Bukit Panjang MRT station, is $588,000 to $840,000. With any luck, current owners might be able to look forward to good resale prices of up to almost double the BTO price.
For future resale buyers, there no major developments planned for Bukit Panjang at the moment. Past investors in the area were able to benefit from the opening of the Downtown Line, but moving forward, I don’t think growth in this area will be spectacular. So, I think Bangkit Breeze might make a better home than investment. That said, the Standard classification might have a favourable effect on future resale prices.

Bangkit Breeze is located on Bukit Panjang Ring Road, a four-minute walk to Bangkit LRT station, which connects to Bukit Panjang MRT station on the Downtown Line. From Bukit Panjang MRT station, commuters can reach Telok Ayer MRT station in the CBD via a 30-minute ride. I would consider this a fairly troublesome and long commute to the CBD, especially as the LRT is involved, so I think Bangkit Breeze is better suited to those who are able to work from home at least some of the time.
On the bright side, one of the advantages of this area is its abundance of greenery. The flats are right next door to Zhenghe Nature Park, with a park connector running past it that goes all the way to Upper Bukit Timah. It is also a quick car ride away from from Chestnut Nature Park and Dairy Farm Nature Park.
Bangkit Breeze is located near Bukit Panjang Hawker Centre and Market.
Shopping and eating are fairly convenient thanks to the presence of Fajar Shopping Centre less than a five-minute walk away, and Bukit Panjang Hawker Centre and Market an eight-minute walk away. The area’s main shopping mall, Bukit Panjang Plaza, is about a 25-minute walk away and also houses the Bukit Panjang Public Library, while Hillion Mall is across the road from the former.
Families with kids can benefit from the presence of several nearby schools, including Beacon Primary School, which is right next door. Other primary schools located within 1 km include Bukit Panjang Primary School, Greenridge Primary School, West Spring Primary School and Zhenghua Primary School. Secondary schools in the area include Greenridge Secondary School, Zhenghua Secondary School and West Spring Secondary School.
Overall, I think this is a fairly pleasant place to live in, particularly if you like being close to nature and plan to take advantage of the nearby park connector. It’s also quite convenient for families with kids due to the number of schools in the area. However, getting to the city centre via LRT and MRT is not very convenient, so I think living at Bangkit Breeze Bukit Panjang would be significantly more pleasant for those who have work-from-home or hybrid arrangements.

2-Room Floor Plan
There are two types of 2-room Flexi flats—41 sqm Type 1 flats and 49 sqm Type 2 flats. All measurements include air con ledge.
The Type 1 flats are small, but to make matters worse, the layout isn’t very efficient, as there is a long corridor of wasted space from the entrance, leading to the bedroom and living/dining room. The placement of the household shelter makes the corridor longer than it has to be and eats into the living/dining area.
The Type 2 flats seem a lot bigger, as the corridor at the entryway is much shorter. The living/dining area is also L-shaped, with a nook that can accommodate a dining area or even guest bed.
3-Room Floor Plan
The 3-room flats measure 69 sqm, inclusive of air con ledge. One interesting feature is that there is the space for a dry kitchen, that can be included as an extension of the wet kitchen. Owners can create a mini dining area or bar out of this additional space.
4-Room Floor Plan
The 4-room flats measure 94 sqm, including air con ledge. The Bangkit Breeze layout for 4-room flats doesn’t deviate from the typical design, with an L-shaped living/dining area and three bedrooms lined up in a row. The entryway into the flat is on the narrow side due to the placement of the household shelter to the left of the front door.
5-Room Floor Plan
The 5-room flats measure 114 sqm, inclusive of air con ledge. This is again quite a standard layout, with the three bedrooms in a row and a spacious living/dining area that is large enough to accommodate a study or home office. No surprises here.

Bangkit Breeze Rent Price
4-room flats located elsewhere on Bukit Panjang Ring Road are being listed for rent on PropertyGuru for $2,800 to $3,500 a month. These flats are a two- to six-minute walk from the nearest LRT station.
When mapped against current resale prices, this works out to be a decent rental yield, but it is not exceptional. Personally, I wouldn’t buy this flat with the sole goal of renting it out, though it might still prove rewarding for those who choose to upgrade their homes later on. Potential tenants are likely to be local families with kids, as well as foreign households whose children attend nearby international schools.
Bangkit Breeze Review
Bangkit Breeze is a good option for families with children and lovers of the great outdoors, thanks to the proximity of swathes of greenery as well as the park connector. However, as the trip to the city centre by public transport can be arduous, I think it is better suited to those who have the option to work from home most of the time.
Bukit Panjang isn’t the fastest growing estate by any means, with no major projects taking place in the forseeable future. However, as a Standard project, Bangkit Breeze units can be sold or rented out after serving a five-year MOP. That alone could give it an edge in terms of investment potential in the future.
