Bidadari Alkaff CourtView Review (MOP 2025): Near good schools and Bidadari Park

Homeowners who bought their 4-room BTO around $400k here can now fetch $1.2million for their flats.

Bidadari Alkaff CourtView is a BTO project launched in the November 2015 BTO sales exercise. Located in the Bidadari estate in Toa Payoh, Alkaff CourtView is only a five-minute walk from Woodleigh MRT station.

The BTO project received its Temporary Occupation Permit (TOP) in June 2020, so the first resale flats from the project have just hit the market in 2025 after fulfilling their 5-year Minimum Occupation Period (MOP). So now’s a good time as any to see if this BTO project is worth considering.

Bidadari Alkaff CourtView Price

At the November 2015 launch, the Bidadari Alkaff CourtView price list was as follows: for $154,000 to $234,000 for 2-room Flexi flats, $297,000 to $385,000 for 3-room flats and $433,000 to $550,000 for 4-room flats.

Fast forward to 2025, and right after the fulfilment of the MOP, the first owners have already listed their flats on property websites. On PropertyGuru, the price range for 3-room flats is currently $846,000 to $850,000, while that for 4-room flats is $999,999 to $1,230,000. Yes, 4-room flat owners are asking for over a million dollars!

This is really not that surprising, given the location of the flat in popular mature estate Toa Payoh, as well as the five-year MOP. New flats in the same area now risk being classified as Plus flats and getting slapped with a longer, 10-year MOP.

As the Bidadari area is new, there are no older resale HDB flats nearby that can serve as a gauge for long term profitability. What we can see, though, is that nearby flats whose MOPs have recently been fulfilled are commanding sky high resale prices.

For instance, at nearby Alkaff LakeView, located at Alkaff Crescent just across the road from Alkaff CourtView, 4-room HDB flats are selling for $999,999,999 to $1,350,000 on PropertyGuru. Alkaff LakeView flats received their TOP in 2019 and thus fulfilled their five-year MOP at the end of 2024, less than a year before Alkaff CourtView.

Due to the proximity of Alkaff LakeView, potential Alkaff CourtView buyers should also check out the former and compare the two. Check out the Alkaff LakeView site plan for comparison’s sake.

I would expect resale HDB BTO flats in the Bidadari area to continue to command strong resale prices due to the high demand for flats in or near Toa Payoh.

Alkaff CourtView is located on Bidadari Park Drive, a five-minute walk from Woodleigh MRT station and a 14-minute walk from Potong Pasir MRT station, both of which are on the North East Line.

Officially zoned as being part of Toa Payoh, Bidadari is a new residential area in the mature estate, with its first residents moving in in 2019 and only fulfilling their MOPs in 2024. This means that, for the first time ever, buyers are now able to purchase resale flats in the area.

While the immediate surroundings are mostly residential, residents have a decent selection of shopping and dining amenities at their fingertips, thanks to the presence within walking distance of malls such as The Woodleigh Mall, located across the road, The Poiz Centre and The Venue Shoppes. It is also less than a 10-minute drive from Braddell Road, Toa Payoh Centre and Serangoon Gardens, which are well-loved for their eateries.

Bidadari Park

The presence of Bidadari Park a short walk away offers easy access to nature, with lots of walking trails and a Winnie-the-Pooh-themed children’s playground.

Schools Nearby

Another area in which this location shines is the access it offers to popular schools, such as Cedar Girls’ Secondary School, Cedar Primary School and Maris Stella High School (Primary and Secondary), which are located within 1 km. Other schools within walking distance include Saint Andrew’s Secondary School, Bartley Secondary School and Stamford American International School.

In the future, the government plans to construct an underground service reservoir at nearby Bidadari Park. The reservoir with store drinking water to be supplied to homes.

According to geomancers, Bidadari Alkaff CourtView’s feng shui is auspicious, as the project occupies land that is lucky for certain industries, including finance, commerce, investments and accounting. But residents should try to renovate or redecorate their homes periodically.

2-Room Flexi Floor Plan

As is customary for 2-room Flexi flats, there are two types of flats available. Type 1 flats measure 38 sqm, while Type 2 flats measure 47 sqm. While both layouts are similar and contain one bedroom, a living/dining area, a kitchen and a bathroom, the Type 1 layouts are very compact and cannot accommodate bulky furniture. The Type 2 flats offer a bit more breathing room, with a much larger living room. Compared to Type 1 flats, they can also accommodate a larger wardrobe in the bedroom, and an additional counter or workspace in the kitchen.

3-Room Floor Plan

The 3-room flats measure 68 to 72 sqm. What’s interesting here is that some flats come with layouts placing the living room in between the two bedrooms, while others have a more standard layout placing the two bedrooms side by side. The former is rare in HDB 3-room flats, and ideal if you need more privacy or want to expand the living room by merging it with one of the bedrooms. It is also more space efficient as there is no corridor leading to the bedrooms.

4-Room Floor Plan

The 4-room flats measure 93 to 97 sqm. Again, there are some unusual layouts that place the living room in the centre of the flat, with one bedroom on one side and two on the other, as well as more typical layouts in which the three bedrooms are lined up in a row and accessible via a corridor.

Overall, I think Alkaff CourtView is a very interesting BTO project if you want to get your hands on an unusual layout that places the living room in the centre of the flat.

Bidadari Alkaff CourtView Rent Price

According to current PropertyGuru listings, the Bidadari Alkaff CourtView rent for 4-room flats is in the $4,300 to $4,700 price range, while that for 3-room flats ranges from $3,800 to $4,000.

From the point of view of a resale flat buyer, this translates to a much more attractive potential rental yield for the 3-room flats than the 4-room flats. Potential tenants include expats whose children attend the nearby Stamford American International School, and local families waiting to buy or move into a new home.

At neighbouring Alkaff LakeView, rents for 4-room flats are priced at $4,600 on PropertyGuru, which is quite similar to Alkaff CourtView’s prices. These two freshly-MOPed projects are setting the standard for rents in the Bidadari area.

Bidadari Alkaff CourtView Review

As the first Bidadari residents fulfil their MOPs, buyers now have a chance to snag a resale flat in this new residential area. Alkaff CourtView is a solid choice due to its proximity to two MRT stations and Bidadari Park, as well as the decent selection of nearby shopping and dining options.

This is a generally convenient location for anyone who wants to live on the city fringe, but I think it’s especially attractive for families due to the great selection of reputable schools nearby.

So far, Bidadari resale prices look high, and Alkaff CourtView is no exception. However, its MOP being only five years could bode well for future investors, as newer flats in the area could potentially find themselves getting slapped with a 10-year MOP under the HDB’s new classification system.
