Clementi Crest is a HDB BTO project launched in May 2015. BTO launches in Clementi are rare—at the time of its launch, Clementi Crest was only the third BTO project launched in the mature estate in 15 years.

But here’s some good news for those who have been eyeing a move to Clementi. Clementi Crest received its Temporary Occupation Permit (TOP) in 2020, which means that the project’s first resale flats have hit the market in 2025.

Let’s see if Clementi Crest resale HDB flats would be a good buy.

Clementi Crest prices at the May 2015 BTO launch were high, with 4-room flats priced at $478,000 to $621,000, and 5-room flats priced at $576,000 to $725,000. You might be surprised at these high BTO prices, mostly over half a million dollars. But you have to remember that Clementi is a popular mature estate that had seen very few BTO exercises over the last decade and a half, while enjoying over the same time period a slew of new amenities, such as the opening of Clementi Mall.

With the first Clementi Crest resale flats having hit the market, we can see that 4-room flats are currently being put up for sale for $999,000 to $1,300,000 on PropertyGuru, while the asking price for 5-room flats is $1,300,000 to $1,680,000.

Yes, you’re not imagining things. Owners who have recently fulfilled the five-year Minimum Occupation Period (MOP) are indeed asking for over a million dollars, and in some cases well over $1.5 million. That is considered expensive, even compared to city fringe mature estates such as Queenstown.

Is this a new normal for flats in Clementi? At nearby Clementi Cascadia, located at 440A to C Clementi Avenue 3, 4-room flats are currently being advertised on PropertyGuru for $999,999 to $1,300,000. These flats received their TOP in 2017 and are thus only about three years older than Clementi Crest. They also enjoy a slightly more convenient location, at a two-minute walk from Clementi MRT station, compared to Clementi Crest’s five to six minutes. But otherwise, they’re a good indication that these high prices in Clementi are now par for the course.

Current owners of flats in Clementi have seen great capital gains due to the new malls in Clementi in recent years. Moving forward, Clementi remains a highly sought-after mature estate with a rich selection of amenities, which could bode well for investors. While there are no major plans for Clementi in the next five years, it stands to benefit from the continued development of the nearby Jurong Lake District.

Furthermore, the MOP for Clementi Crest is just five years, which could add to capital appreciation for existing owners. Any new flats built in Clementi in the future are likely to be classified as Plus under the HDB’s new system, and be slapped with a ten-year MOP.

The site plan shows where the two residential blocks are situated within the neighbourhood, as well as the estate’s amenities, which include a child care centre, fitness corner, children’s playground, rooftop garden, multi-storey car park and community living room.

Clementi Crest is located at 445A and 445B Clementi Avenue 3, a five- to six-minute walk from Clementi MRT station and Clementi Bus Interchange. Clementi MRT is integrated with the area’s major mall, Clementi Mall, which houses amenities such as a Fairprice Finest supermarket and Clementi Public Library.

But these aren’t the only shopping options located nearby. Another mall, 321 Clementi, which houses a cinema, is located right next door to Clementi Crest. Furthermore, Clementi Crest is located in the heart of Clementi Central, with lots of well-loved shopping and dining amenities at its doorstep, including Clementi 448 Market and Food Centre, Grantrall Mall @ Clementi and lots more.

It also enjoys proximity to a good mix of recreational amenities, being just across the road from Clementi Sports Hall and Clementi Swimming Complex. Clementi Stadium, which is currently undergoing redevelopment and will be completed by 2030, will also be located nearby and will feature baseball and softball fields, as well as other sports facilities open to the public.

There is a decent selection of nearby schools, including Clementi Primary School right next door, SAP School Nan Hua Primary School, Pei Tong Primary School and Qifa Primary School. Secondary schools within walking distance include Clementi Town Secondary School and SAP school Nan Hua High School. Clementi Crest is also a quick MRT ride away from Singapore Polytechnic and a five-minute car ride from National University of Singapore, making it a convenient location for those studying or working at these institutions.

For those craving nature, West Coast Park is a six-minute car ride away, and is also reachable in a little over half an hour on foot.

I think Clementi Crest enjoys a great location with almost all the amenities one could hope for, while at the same time enjoying great connectivity, as it is very near an MRT station that takes you quickly and directly to the city centre via the East West Line. For those who drive, the Ayer Rajah Expressway (AYE) is very nearby.

While Clementi is not usually considered city fringe, I would say it is as convenient as other popular city fringe locations like Bishan or Upper Bukit Timah. It’s also a great location for families thanks to the presence of reputable schools nearby.

According to feng shui readings, Clementi Crest enjoys an auspicious location that can bring residents fortune and windfall luck. However, residents will need to be careful not to lose this wealth and also be prepared for fluctuations in wealth.

You can find the Clementi Crest floor plan here. Clementi Crest consists only of 4-room and 5-room flats, both with fairly typical layouts.

The 4-room flats measure 93 sqm. The layout is classic with the three bedrooms lined up in a row, followed by an L-shaped living room. There is nothing out of the ordinary here.

The 5-room flats measure 113 sqm and are, likewise, not out of the ordinary, with three bedrooms lined up in a row followed by the living/dining area. The living/dining area is much more spacious than that of the 4-room flats and can accommodate a home office or study area. The kitchen can be open plan or closed.

Clementi Crest Rent Price

Right now, the going-rate on PropertyGuru for Clementi Crest 4-room flats is $4,800 a month. Such rents are high enough to offer even resale flat buyers a good rental yield.

Other 4-room flats on Clementi Avenue 3 are being put up for rent at $4,300 to $4,800, which suggests that Clementi Crest’s rents are in line with other flats in the area.

Potential tenants include those working at NUS, nearby polytechnics and the tech hubs at One North, as well as families with kids attending nearby schools.

Clementi Crest Review

Clementi is a mature estate that enjoys enduring popularity, and given the wide range of amenities in the area and the proximity of good schools, it is easy to see why. Clementi Crest enjoys a fantastic location in the heart of Clementi Central, and is thus priced at a premium. There have also been few BTO projects in the area, which boosts demand further.

The fact that Clementi Crest has a five-year MOP might also raise its potential attractiveness as an investment, since future BTO flats in the area are likely to be classified as Plus flats and come with 10-year MOPs.

Overall, I think Clementi Crest is an attractive housing project, whether to live in or as an investment, but given the small supply of flats and high prices, it won’t be within everyone’s reach.
