Clementi Emerald is a HDB BTO project launched in the July 2025 BTO sales exercise, and has been classified as a Prime project by the HDB. The Clementi BTO completion date is expected to be in 2029, which means the Minimum Occupation Period (MOP) will only be served in 2039, ten long years later.

Yup, you heard that right, Clementi is now considered a Prime estate! However, those who want to live in Clementi don’t have many other options, as this is the first BTO launch in Clementi since 2017.

The Clementi Emerald BTO price list during the sales exercise in July 2025 saw 2-room Flexi flats going for $214,000 to $351,000, 3-room flats for $388,000 to $512,000 and 4-room flats for $562,000 to $780,000.

Resale prices are just as steep, with million-dollar flats becoming the norm. A quick search on PropertyGuru shows 4-room flats on Clementi Avenue 3, a five- to nine- minute walk from Clementi MRT station, being advertised for sale for $828,000 to $1,388,888. The flats on the lower end of the price range are more than 20 years old, while those on the higher end recently fulfilled their MOP. The price of new resale flats is about double the current Clementi BTO 4-room price.

Clementi BTO Resale Prices

Over the years, we have seen a steep rise in Clementi BTO price demands, thanks in part to new infrastructure like Clementi Mall, which was built in 2011, the proximity of the area to estates considered city fringe, such as Ghim Moh, as well as the west becoming more attractive over the past few decades, thanks in part to the redevelopment of areas like Jurong East and One North. With most of the flats in Clementi being quite old, those who purchase new flats might have the potential to enjoy attractive capital gains.

That said, the effects of the Prime classification on resale prices have yet to be seen, and Clementi Emerald units will only be placed on the resale market from 2039 onwards. We’ll see how things play out then. But I personally think resale prices will be significantly higher than the current Clementi BTO 2025 price.

Clementi Emerald (Clementi BTO 2025) is located on Clementi Close and is also bounded by Clementi Avenue 6 and Commonwealth Avenue West.

It is a four-minute walk to Clementi MRT station, Clementi Bus Interchange and the area’s biggest mall, Clementi Mall, which houses Clementi Public Library. This connectivity is made all the better by the fact that Clementi connects directly to Raffles Place in the CBD via the East-West Line in 20 minutes.

By 2032, Clementi MRT station will become an interchange for the East-West Line and the Cross Island Line, improving connectivity even further and possibly boosting capital gains of homeowners in the area.

Clementi Emerald has the advantage of being just a few minute’s walk from the Clementi Town Centre, which, other than the area’s main transport nodes and mall, is also home to a wealth of established shopping and dining amenities, including Clementi 448 Market and Food Centre, shopping malls Grantrall Mall @ Clementi and 321 Clementi, and a COURTS outlet.

Sporting amenities are also highly accessible, with Clementi Sport Hall and Clementi Swimming Complex located less than a 15-minute walk away.

Families with kids are also in luck, as there are numerous schools within walking distance, including Clementi Town Secondary School and Clementi Primary School, which are located right next door, and SAP school Nan Hua Primary School, which is located across the road. Other schools located within 1 km include Pei Tong Primary School and Qifa Primary School, while SAP school Nan Hua High School and NUS High School of Mathematics and Science are a quick bus ride away.

Overall, I think Clementi Emerald’s location is as convenient as it gets outside the city centre and city fringe, especially for those who work in the CBD and families with kids. The only drawback for larger families is that the project lacks 5-room flats.

Check out the Clementi BTO floor plan. Clementi Emerald is composed of 2-room Flexi, 3-room and 4-room flats.

2-Room Floor Plan

The 2-room Flexi flats consist of smaller Type 1 flats measuring 41 sqm and larger Type 2 flats measuring 49 sqm, with all measurements including air con ledge.

The Type 1 flats are very compact, made all the more so by a long corridor at the entryway via which the kitchen, bathroom and household shelter can be accessed. I find this layout space-inefficient, and that the bedroom and living/dining area are minuscule because of it.

The Type 2 flats feel a lot more spacious, as the corridor at the entrance is much shorter. The living/dining area is huge compared to that in the Type 1 flats, and also contains a nook that can be used as a dining area or study.

3-Room Floor Plan

The 3-room flats measure 67 sqm, inclusive of air con ledge. The open kitchen layout comes with a wet and dry kitchen component, and the kitchen and utility space have been merged so buyers can decide how big each should be. 

4-Room Floor Plan

The 4-room flats measure 90 sqm, inclusive of air con ledge. This plan is standard and does not deviate much from the typical 4-room layout, with three bedrooms lined up in row.

Clementi Emerald Rent Price

As Clementi Emerald is a Prime project, it cannot be rented out in its entirety when the 10-year MOP has been served. As such, it is not suitable for investors looking for rental income.

Clementi Emerald Review

Clementi Emerald enjoys a highly convenient location, at just four-minutes’ walk from Clementi MRT station and the myriad of shopping and dining amenities at Clementi Central. It is also close to a wide variety of schools, including some SAP schools. This is a great location for anyone who works or goes regularly to the city centre, as well as families with kids.

As BTO exercises in Clementi are few and far between, the Clementi Close BTO project offers a rare chance to live in this sought-after estate. However, due to the Prime classification and relatively high prices, Clementi Emerald is better suited for those who prioritise convenience and connectivity, and are willing to pay more for it.

In terms of investment potential, be aware that Clementi Emerald cannot be rented out after the MOP is served, and also comes with more stringent resale rules due to its Prime classification, the effects of which are as yet unknown. That said, the transformation of Clementi MRT station into an interchange for two MRT lines might just give future resale prices a boost.
