Kim Keat Heights was launched in the May 2022 HDB BTO exercise, and the successful applicants are now patiently waiting to collect their keys, with the Temporary Occupation Permit (TOP) scheduled to be released in September 2027.
Located at Lorong 7 Toa Payoh, Kim Keat Heights has the advantage of being located in a popular city fringe neighbourhood, previously classified by the HDB as a mature estate, whie not falling under the Prime Location Public Housing (PLH) model.
The Kim Keat Heights BTO project is a very small one, with only 385 2-room, 3-room and 4-room units being available.
It will consist of just two residential blocks, connected by a sky garden offering nice views of the surrounding area. It will also have an integrated community club.
So, is Kim Keat Heights really worth it? Let’s have a look!

Kim Keat Heights Price
At its launch in May 2022, the indicative pricing for Kim Keat Heights BTO flats was $162,000 to $263,000 for 2-room Flexi flats, $289,000 to $373,000 for 3-room flats and $420,000 to $559,000 for 4-room flats.
Kim Keat Heights will be under construction for the next few years, so there is no information on resale prices.
But based on the resale prices of similar flats in the area, it looks like the first batch of Kim Keat Heights buyers could be sitting on a goldmine.
For example, let’s look at Toa Payoh Apex, a BTO project 8 minutes’ walk away in Toa Payoh East, located 17 minutes’ walk from Toa Payoh MRT station and 20 minutes’ walk from Braddell MRT station.
Toa Payoh Apex 4-room flats are currently being advertised on PropertyGuru at a price range of $880,000 to $1,200,000. This indicates that some Kim Keat Beacon buyers could be looking at million dollar resale prices!
Kim Keat Heights BTO Feng Shui
According to Feng Shui masters, Kim Keat Heights enjoys a rather auspicious location which promotes self-cultivation.
The north- and south-facing flats are the most favourable in the period ranging from 2024 to 2063, followed by the northwest- and southeast-facing flats. Fortunately, most of the units face north and south.

Located at Lorong 6 Toa Payoh about 12 minutes’ walk from Braddell MRT station, Kim Keat Heights enjoys an attractive location in the Toa Payoh neighbourhood on the city fringe. Thanks to Braddell MRT station, residents working in the CBD will enjoy MRT rides to Raffles Place MRT station lasting less than 20 minutes, with no line changes needed.
Kim Keat Heights is within easy walking distance to Braddell Road, which is home to many popular eateries and also offers access to neighbouring areas such as Thomson and Bishan.
On the other hand, it is also within walking distance of Toa Payoh Central and its key amenities, including Toa Payoh Public Library and the neighbourhood’s many markets and food centres.
Another key advantage is the proximity of highly sought-after schools such as Pei Chun Public School, Beatty Secondary School, First Toa Payoh Primary School, Kheng Cheng School, Marymount Convent School, Raffles Girls’ School (Secondary), Raffles Institution, CHIJ Toa Payoh, St Andrew’s Junior College and St Andrew’s Junior School. Families with kids are really spoilt for choice.
Kim Keat Heights Floor Plan
The 2-room Flexi flats at Kim Keat Heights come in two possible layouts. The first measures 409 sq ft (38 sqm) including air con ledge, while the second measures 517 sq ft (48 sqm) including air con ledge. Both comprise one bedroom and one bathroom.
The main difference is that the smaller layout features a smaller kitchen, while the bigger layout has a bigger, L-shaped living room and dining area, as opposed to the smaller layout’s rectangular living and dining area.
The 3-room flats measure 743 sq ft (69 sqm), inclusive of air con ledge, and consist of two bedrooms and two bathrooms. The layout is quite typical, with the bedrooms arranged side by side and the living room on the other end. One thing to note is that in some units, an open kitchen and even both dry and wet kitchens are possible, while in others the kitchen is blocked by the household shelter and so cannot be made open by knocking down walls.
The 4-room flats measure 1,001 sq ft (93 sqm) and consist of three bedrooms and two bathrooms. The layout is quite typical of 4-room flats of this type, with the bedrooms arranged in a row side by side. The kitchen can be opened up to the living room if desired, which can make the living and dining area look more spacious.

Kim Keat Heights Rent
The day the first batch of Kim Keat Heights owners can rent out their flats is still very far away in 2032. It is impossible to predict what the rental market will be like then.
But for now, I can say that flats in the area enjoy healthy rental prices.
According to PropertyGuru, 4-room flats at nearby Toa Payoh Apex are currently available for rents of $4,500 to $4,800. This is a relatively attractive rent, especially for those who got their flats direct from the HDB BTO exercise. For resale flat buyers, the rental yield will be less attractive but still decent.
Kim Keat Heights BTO Review
Overall, I think Kim Keat Heights enjoys a very attractive city fringe location with good connectivity thanks to Braddell MRT station.
I also find it particularly attractive for households with children, due to the sheer variety of popular schools in the area. There is something for everyone, whether they’re looking for an elite school, SAP school, single-sex school, popular neighbourhood school or reputable junior college.
While the flats are pricey, those who got one in the BTO exercise could find themselves hitting the jackpot due to the sky high resale prices in the Toa Payoh area.
