Marsiling Ridge BTO Price
Marsiling Ridge consists of 162 4-room and 130 5-room flats. At the October 2024 launch, the 4-room flats were priced at $329,000 to $457,000, and the 5-room flats at $488,000 to $616,000.
These are affordable prices for BTO flats, which is unsurprising as Woodlands tends to be one of the cheaper estates to live in.

4-room flats at Marsiling Green View, located on Woodlands Street 13 an 8-minute walk from Marsiling MRT station, are currently being put up for sale on PropertyGuru for $720,000 to $730,000. These flats received theri TOP in 2018, and fulfilled their MOP in 2023.
The Woodlands Street 13 resale prices show fairly good potential for capital gains when compared to Marsiling Ridge’s BTO prices, and give the first batch of Marsiling Ridge buyers an idea of the kinds of resale prices they might be able to expect when they fulfil their MOP.

Marsiling Ridge BTO Location
Marsiling Ridge is located on Woodlands Centre Road, a six-minute walk from Marsiling MRT station. While Woodlands is considered quite a far-flung neighbourhood, the proximity of Marsiling MRT station offers the BTO site decent connectivity to the city centre, since commuters can reach Raffles Place MRT station in the CBD within 43 minutes (not counting walking time) without needing to change lines.
The BTO site is convenient for families with kids due to Marsiling Primary School being located right next door. Other schools within walking distance include Woodlands Secondary School and Fuchun Primary School.
The Marsiling Ridge site is not located in an area that is particularly rich in amenities, but Marsiling Mall being within walking distance makes it easy for residents to satisfy most of their shopping and dining needs close to home.
Another positive point is that the BTO site is located just across the road from Marsiling Park, which is home to a lake and many scenic walks.
I would recommend this BTO site to families with children, thanks to the availability of schools within walking distance and Marsiling Park being very nearby. While the distance of the Woodlands estate from the city centre could be prohibitive for some, the close proximity to the nearest MRT station does somewhat mitigate this inconvenience.

The 5-room flats measure 113 sqm and consist of three bedrooms lined up in a row. The living/dining area is much more spacious than that of the 4-room flats, as is the kitchen. You can even set up a home office or study in the living/dining area and still have plenty of space to spare. The hallway at the entrance is also especially spacious.
Overall, there is nothing out of the ordinary when it comes to the floor plans of these two flat types. So buyers will not encounter any surprises here.
Marsiling Ridge BTO Rent Price
As Marsiling Ridge is a Standard project, owners will be able to rent out the entire unit once the five-year MOP is over. Let’s have a look at nearby rental flats to better estimate the kinds of rents Marsiling Ridge might potentially be able to enjoy.
