Punggol Northshore StraitsView is a HDB BTO project launched on Northshore Drive in Punggol in the November 2015 HDB BTO sales exercise. Located in the north of Punggol by the sea, the BTO project offers some lucky residents unblocked views of the sea from their windows.

Northshore StraitsView received its Temporary Occupation Permit (TOP) in November 2020, which means the first batch of owners will fulfil their 5-year Minimum Occupation Period (MOP) in 2025, with some of them choosing to sell their flats soon after. So, if you’re considering moving to Punggol and thinking of getting your hands on a Northshore StraitsView flat, this review is for you!

Punggol Northshore StraitsView Price

At the November 2015 BTO launch, the Punggol Northshore StraitsView price list was as follows: $84,000 to $145,000 for 2-room Flexi flats, $173,000 to $223,000 for 3-room flats, $277,000 to $372,000 for 4-room flats sand $377,000 to $489,000 for 5-room flats.

Northshore StraitsView flats are sure to start popping up on property listing websites once owners have fulfilled their MOPs later this year.

In the meantime, let’s look at nearby HDB flats on Northshore Drive for comparison’s sake. 4-room resale flats on Northshore Drive, about an 8- to 11-minute walk from Punggol Point LRT station, are currently being listed on PropertyGuru for $650,000 to $850,000.

These are high resale prices that are more than double of Northshore StraitsView’s launch prices. This is mostly due to the fact that Punggol has been undergoing development over the past two decades, and BTO launch prices, as well as resale prices, have risen considerably over the years.

As Punggol is at a much later stage of development right now, buyers of resale flats cannot expect to enjoy the same types of capital gains. That said, as the Punggol estate matures, it continues to grow in popularity and could thus still offer investment potential.

Punggol Northshore StraitsView Location

Northshore StraitsView is one of several Punggol Northshore BTO projects, but has the distinction of being built along the waterfront, offering a maximum of unblocked views.

Northshore StraitsView is located on Northshore Drive, and is bounded to the north by the Punggol Park Connector, which runs alongside the Johor Strait, offering views of the sea and Malaysia beyond the shore. Some units will thus get to enjoy unblocked views.

The proximity to the sea is one of the biggest draws of this BTO project. Residents can step out of their homes and immediately find themselves cycling down the park connector to Punggol Point Jetty and Park, and even continue onwards to Coney Island.

Punggol Waterway Park and its water sports amenities are also accessible within 23 minutes on foot, making this a great location for families with kids and those who love the outdoors.

In terms of neighbourhood amenities, Northshore StraitsView is also quite well-served, in my opinion. It is within walking distance of several shopping malls, including Northshore Plaza II, which is located next door, Northshore Plaza I and Punggol Coast Mall.

There’s also a decent selection of nearby schools, including Northshore Primary School, which is located just across the road. There are no other schools located within 1 km, but schools located within 2 km include Punggol Cove Primary School and Yusof Ishak Secondary School.

Northshore StraitsView is located a 7-minute walk from Punggol Point LRT station, and an 8-minute walk from Samudera LRT station. It is also a 17-minute walk from Punggol Coast MRT station on the North East Line. While the nearest LRT station is indeed within easy walking distance, having to take the LRT to get to the MRT network and Punggol itself being quite a distance from the city centre means that residents will have to put up with a long commute to the CBD.

I would say that Northshore StraitsView is a good location for families with kids, as well as those who can work from home and don’t need to commute too often to the city centre.

According to fengshui readings, Northshore StraitsView is ideal for those looking for a steady and balanced road to success. Units with unblocked sea views are particularly well-placed for a bright future thanks to the smooth flow of energy.

Punggol Northshore StraitsView Floor Plan

You can find the Punggol Northshore StraitsView floor plan here. Northshore StraitsView consists of 2-room Flexi, 3-room, 4-room and 5-room flats.

2-Room Floor Plan

There are two types of 2-room Flexi flats—Type 1 flats measuring 38 sqm, and Type 2 flats measuring 47 sqm, both inclusive of air con ledge. The Type 1 flats are very compact, but the Type 2 flats come with a more spacious bedroom, living/dining area, bathroom and kitchen, offering a bit more room for storage and larger furniture.

3-Room Floor Plan

The 3-room flats measure 68 sqm, inclusive of air con ledge. The layout places the two bedrooms side by side, followed by the living/dining area. The master bedroom and shared bathroom are accessible via a corridor running through the centre of the flat.

4-Room Floor Plan

The 4-room flats measure 93 sqm, inclusive of air con ledge. The layout lines up the three bedrooms side by side, followed by the living/dining area, with a corridor running through the middle of the flat and offering access to the bedrooms and shared bathroom. The layout offers the option of an open kitchen or a closed one with a partition wall.

5-Room Floor Plan

The 5-room flats measure 116 sqm, inclusive of air con ledge. The layouts are quite similar to the 4-room flat layouts, with a much more spacious living/dining area, kitchen and master bedroom. This layout also offers the option of an open or closed kitchen with a partition wall.

Punggol Northshore StraitsView Rent Price

When the Northshore StraitsView MOP is fulfilled later this year, what kinds of rents can owners expect? Let’s look at nearby Sumang Link for an idea.

At 313C Sumang Link, the monthly rent for 4-room flats is currently $3,500 on PropertyGuru. Sumang Link is a 20-minute walk from Northshore StraitsView, and very near Punggol Waterway Park.

This would be an attractive rental yield for the first batch of buyers and even potentially for resale flat buyers, considering the relatively affordable BTO prices of flats in the area. Potential tenants include young families with kids waiting for their own flats to be built.

Punggol Northshore StraitsView Review

Punggol Northshore StraitsView’s biggest draw is its proximity to the waterfront, offering some units unblocked sea views. The Punggol Park Connector borders Northshore StraitsView to the north, offering easy access to the north coast and scenic spots like Coney Island.

In general, I think Punggol is a good place for families with kids, due to the abundance of kid-friendly amenities such as parks, playgrounds, schools and childcare centres. However, due to the long commute to the city centre, it is better suited to those can work from home.

As an investment, while Punggol is no longer in its early stages of development, it is at the moment still growing in popularity for young families, and so can have investment potential as well as offer a good rental yield.
