Queenstown Stirling Horizon BTO Review: Great city fringe location, but pricey

Queenstown Stirling Horizon, launched in the February 2025 BTO exercise, is an upcoming HDB housing project that enjoys a choice location, within walking distance of Queenstown MRT station. Bordered by Queensway Road and Mei Chin Road, it occupies an attractive spot in the neighbourhood, just across the road from Mei Ling Market and Food Centre.

Queenstown is one of the most sought-after neighbourhoods in the West, due to its central city fringe location and the wealth of amenities and good schools in the area.

Stirling Horizon is not to be confused with Stirling Residences Queenstown, a private condo located on nearby Stirling Road.

The BTO project is expected to obtain its Temporary Occupation Permit (TOP) in June 2030. It has been classified as a Plus project, which means owners will have to serve a 10-year MOP before being able to sell it, and can never rent out the whole flat, even after the MOP expires.

Queenstown Stirling Horizon BTO Price

At the February 2025 launch, the Queenstown Stirling Horizon price was as follows: $224,000 to $365,000 for 2-room Flexi flats, $408,000 to $529,000 for 3-room flats and $554,000 to $749,000 for 4-room flats.

More than half a million dollars for 3-room and 4-room flats? Yes, you’re not dreaming—these flats are priced at a premium, which comes as no surprise, given Queenstown’s highly central location. After all, we’re talking about an estate with no shortage of million dollar HDB resale flats. But what’s surprising is that Stirling Horizon, classified as a Plus project, is even more expensive than Tanjong Rhu Parc Front, a Prime project in Kallang/Whampoa launched in the same sales exercise.

So, what are resale prices in the area like right now? At Queen’s Close, a five-minute walk away, there is a 4-room HDB flat being sold for $900,000 on PropertyGuru. This is a flat that received its TOP in 1994, so it is of a certain age, yet it commands close to a million dollars.

It should not be ignored, however, that the HDB introduced 10-year MOPs only in 2021, first through the Prime Location Public Housing (PLH) model and now through the new classification system, which started in October 2024. We do not know the effect the new classification system will have on resale flats, as it not only imposes a longer MOP but also prevents owners from ever renting out the whole flat.

You can find the Queenstown Stirling Horizon site plan here. The site plan shows where the Stirling Horizon BTO site is located within the neighbourhood and indicates some of the estate’s amenities, which include a multi-storey carpark, children’s playground, fitness stations, a hardcourt and a preschool.

The site plan also indicates that a site running alongside has been reserved for a small park, offering residents some greenery.

Queenstown Stirling Horizon BTO Location

Queenstown Stirling Horizon is bordered by Queensway Road and Mei Chin Road, about a 10-minute walk from Queenstown MRT station. This is a city fringe location offering easy access to the CBD, with Raffles Place MRT station just five stops away.

This is an attractive location in terms of the shopping and dining amenities, with Mei Ling Market and Food Centre just across the road and IKEA Alexandra, Queensway Shopping Centre and Anchorpoint located within walking distance. Queenstown Public Library is located a 15-minute walk away, while the Queenstown ActiveSG Swimming Complex is an eight-minute walk away.

Families with kids are also conveniently situated, with Queenstown Primary School, New Town Primary School and Queensway Secondary School located within 1km of the BTO site. Private institution Management Development Institute of Singapore (MDIS) is an easy walk away.

Overall, I think it’s clear why Stirling Horizon enjoys such an attractive location. To top it all off, the living environment is pleasant and does not have the frenetic, dense feel of some of Singapore’s newer HDB estates.

According to feng shui readings, those who live long-term in the area might be able to benefit in terms of career and positive energy. However, in the short term, they could suffer from an excess of energy, leading to misplaced ambitions or a lack of long-term determination. The area is more auspicious for those who need a burst of strong energy, such as in the creation of a start-up, but may be less suitable for those looking to continue existing businesses.

Stirling Horizon consists of 450 2-room Flexi flats, 80 3-room flats and 580 4-room flats.

2-Room Floor Plan

Based on the Queenstown Stirling Horizon floor plan, there are two types of 2-room Flexi flats, Type 1 flats measuring 40 sqm inclusive of air con ledge, and Type 2 flats measuring 48 sqm, inclusive of air con ledge. As is usual with 2-room Flexi flats, all the spaces in the Type 2 flat are slightly bigger, and the living/dining area also has an extra nook which can be used as a guest bedroom, dining area or study. The Type 1 flats feel more compact.

3-Room Floor Plan

The 3-room flats measure 66 sqm, inclusive of air con ledge. The flats have an open concept kitchen with both a dry and wet kitchen area, which owners can customise as they wish. They can choose to add walls to separate the dry and wet kitchen or leave the kitchen open.

4-Room Floor Plan

The 4-room flats measure 89 sqm, inclusive of air con ledge. This is a standard 4-room flat layout without too many surprises. The entrance opens up into the living/dining area, and the bedrooms and bathrooms are accessible via a corridor.

Stirling Horizon is a Plus flat, which means owners will not be able to rent out the entire unit, even after the MOP is over.

Stirling Horizon enjoys a highly attractive and convenient location on the city fringe that is rich with amenities, including shops, eateries, sporting facilities and the library, as well as numerous schools. What’s more, the living environment is pleasant and doesn’t suffer from the kind of overcrowding that is seen in many non-mature estates.

However, the cost of living in such a sought-after location is high, as Stirling Horizon is pricier than any other BTO projects in the February 2025 launch. In addition, while flats in Queenstown tend to enjoy sky-high resale prices, as a Plus project, Stirling Horizon also comes with restrictions that might dampen investment potential, including a 10-year MOP and not being able to rent out the entire unit. I think there is a chance investment potential might still be good, but we don’t yet know how much the new HDB classification system will dampen demand.
