Тaman Jurong Skyline is a new BTO project with a view. Launched in the Jurong West estate in the October 2024 HDB BTO exercise, it will be built right next door to Jurong Lake, against the backdrop of the sky.
Taman Jurong Skyline, which has been categorised as a Standard project under the HDB’s new classification system, capitalises on the scenic Jurong Lake Gardens area, with some units enjoying unblocked waterfront views.
The flats enjoy proximity to many popular food and recreational amenities in the Jurong West area, but the distance to the nearest MRT station might be a disadvantage for many. Let’s see if Taman Jurong Skyline would make a good home or investment.

Taman Jurong Skyline BTO Price
Taman Jurong Skyline offers a full range of BTO flats—2-room Flexi, 3-room, 4-room, 5-room and 3Gen.
The October 2024 launch prices for Taman Jurong Skyline were as follows: $109,000 to $194,000 for 2-room Flexi flats, $209,000 to $306,000 for 3-room flats, $290,000 to $434,000 for 4-room flats, $427,000 to $598,000 for 5-room flats and $465,000 to $598,000 for 3Gen flats.
These prices are in line with launches in more popular Standard neighbourhoods, but let’s see how they measure up to resale prices in the area.
A quick search on PropertyGuru reveals that 4-room flats on nearby Yuan Ching Road are currently being put up for sale for $575,000 to $730,000. These flats were built in 2014 to 2017, so they are quite new.
These resale flats indicate that there is a good chance of decent capital gains for the first batch of Taman Jurong Skyline owners, with the units enjoying views over Jurong Lake likely to enjoy higher resale prices. Furthermore, development in the Jurong Lake District is ongoing and could boost property prices in the area in the future.

However, units facing the opposite direction will have a view of the Ayer Rajah Expressway, with the added risk of noise pollution.

Taman Jurong Skyline BTO Location
Taman Jurong Skyline’s location is on Yung Ho Walk, which runs alongside Jurong Lake Gardens. This means a significant number of residents will get to enjoy unblocked views over the lake.
However, flats with the opposite view will be facing the Ayer Rajah Expressway, which could result in noise pollution.
While Jurong West was previously classified as a non-mature estate, the area is actually quite established, with a good selection of food and entertainment options. In addition, the government continues to try to attract businesses to the Jurong Lake District, which could potentially mean more jobs in the area.
Super Bowl Jurong
Taman Jurong Skyline residents will be located within easy walking distance of Super Bowl Jurong, which, other than a bowling alley also houses eateries and a supermarket. Further away, residents can reach Taman Jurong Market and Food Centre on foot.
While there are not too many shopping malls in the area, Taman Jurong Shopping Centre, a 20-minute walk away, offers basic services such as food courts, a supermarket and hair salons.

For families with kids, there isn’t a huge selection of nearby schools, with only Jurong Secondary School located within easy walking distance. Other schools in the area, such as Lakeside Primary School and Yuan Ching Secondary School, will require a bus ride or at least a half-hour walk to access.
But the main attraction in the area is surely Jurong Lake Gardens, located right across the road and packed with activities such as a dog run, skatepark, butterfly maze, an ActiveSG Park with a swimming pool and other sports facilities, a PAssion Wave with water sports facilities like kayak rentals, and the Chinese and Japanese Gardens.
For me, the biggest disadvantage of Taman Jurong Skyline is that there are no MRT stations within easy walking distance.

Lakeside MRT station is a 37-minute walk way, while future MRT station Tukang on the Jurong Region Line will be a 35-minute walk away when it opens in 2029. At such distances, residents will have to take a bus or find other ways to get to the nearest MRT station, such as by bicycle.
According to feng shui masters, Taman Jurong Skyline may offer longtime residents good looks and enhance their talents, as well as endow them with better wealth-growing capacities as well as prime them for attracting romance. The project is recommended for those working in creative fields and education.

2-Room Flexi
The 2-room Flexi flats can be divided into 38 sqm Type 1 flats and 48 sqm Type 2 flats. As is customary, the former offer very compact spaces that don’t allow for much customisability--the square-shared bedroom and square-shaped living/dining room are almost the same size and can accommodate nothing more than basic furniture.
The Type 2 flats are a bit more spacious, with an alcove connected to the living/dining area that can be repurposed into a study, guest bedroom or dining area. The main living/dining area also feels a lot more spacious, and can accommodate a larger dining table than the Type 1 flats can.
3-Room
The 3-room flats measure 69 sqm and offer a flexible kitchen/utility space. The first batch of BTO buyers with this flat type are able to opt for a kitchen/utility area without partition walls, or place the wall where they want, and thus customise the size of each space or even merge the two. That means you can opt for a larger kitchen, or alternatively expand the utility area into a dining area or chill-out space.
4-Room
The 4-room flats measure 93 sqm and do not deviate from the norm, with three bedrooms lined up in a row and an open kitchen.
5-Room
The 5-room flats measure 113 sqm. There is enough space to set up a home office or study in the living/dining area, while still leaving plenty of room.
3Gen
The 3Gen flats measure 120 sqm and are typical of this flat type. Those of you who are familiar with 3Gen flats will know that the standard layout consists of three bedrooms lined up on one end, and a fourth bedroom separated from the other three by the living/dining area. Two of the three bathrooms are en suite for the two main bedrooms.

Taman Jurong Skyline BTO Rent Price
Taman Jurong Skyline is classified as Standard. That means owners will be able to rent out the flat after having served the five-year Minimum Occupation Period (MOP).
In the meantime, we can look at rent prices in the area to gauge future rents at Taman Jurong Skyline.
4-room flats on Yung An Road, also in the Jurong Lake area, are currently being put up for rent on PropertyGuru for $3,700 to $3,800 a month. These flats enjoy a more convenient location at a 15- to 18-minute walk to Lakeside MRT station.
This translates to an attractive rental yield, as is usually the case with BTO flats. However, the actual rents of Taman Jurong Skyline might differ as the BTO project is much further away from the nearest MRT station.
Taman Jurong Skyline BTO Review
In my opinion, the most attractive feature of Taman Jurong Skyline’s location is its proximity to Jurong Lake Gardens, which is teeming with nature walks and recreational amenities.
The biggest drawback is the long distance to the nearest MRT station. I feel this project is thus ideal for those who work from home a large part of the time.
In terms of investment potential, the first batch of owners might not find themselves sitting on a goldmine, but may still be able to benefit from decent capital gains and a good rental yield should they decide to sell or rent out the flat after the 5-year MOP is over.
