Tampines Green Bloom Review (MOP September 2025): Ideal location for cyclists and outdoor enthusiasts

Launched in the February 2017 BTO exercise, Tampines GreenBloom is a HDB housing project located on Tampines Street 86, in the west of the Tampines, previously classified as a mature estate by the HDB. It was launched together with Tampines GreenFlora, another BTO project located right across the road.

Having received its received its Temporary Occupation Permit (TOP) in 2020, Tampines Green Bloom units have fulfilled their five-year Minimum Occupation Period (MOP) and are ready to be placed on the resale market.

Tampines GreenBloom Price

At the February 2017 launch, the Tampines GreenBloom price list was as follows: $299,000 to $347,000 for 4-room flats, $397,000 to $469,000 for 5-room flats and $409,000 to $475,000 for 3Gen flats.

While the first Tampines GreenBloom resale flats have yet to hit the market, let’s have a look at resale flats in the vicinity to get an idea of resale prices in the area.

At 870A Tampines Street 86, a five-minute walk away, there is a 4-room flat selling on PropertyGuru for $780,000, more than twice the launch price of GreenBloom’s 4-room flats. The flat received its TOP in 2017 and is thus only about three years older than GreenBloom. So, it looks like resale prices are quite high relative to BTO prices.

Tampines was previously classified as a mature estate, and is a popular area for those who want to live near good eateries and established amenities, yet are on a budget. Being near Changi Airport and Changi Business Park could boost both rental and purchase demand from those working in the east. The opening of future MRT station Tampines North might also improve investment potential further.

On the site plan, you can see the layout of the residential blocks and neighbourhood amenities, which include a fitness corner, children’s playground, community living rooms and a multi-storey carpark with a rooftop garden.

Tampines GreenBloom Location

Tampines GreenBloom is located on Tampines Street 86 in the west of Tampines, within walking instance of the huge Bedok Reservoir Park, home to water sports amenities and a Forest Adventure treetop park with zip lines. This is a great complement to Tampines’ cycling infrastructure—the government plans to increase the length of cycling paths by 8 km, bringing the total length to 30km by 2026.

This is an attractive area for avid cyclists, given that the nearest MRT station, Tampines West, is a 21-minute walk away—a bit too far for comfort, but just five minutes away by bicycle.

Most of the major amenities in the area are located in Tampines town centre, near Tampines MRT station, including shopping centres Tampines Mall and Century Square. Our Tampines Hub is a 19-minute walk away and houses Tampines Regional Library, swimming pool facilities and more.

This is a good location for families with kids due to the availability of nearby schools, which include St Hilda’s Primary and Secondary School, Poi Ching School, Springfield Secondary School and Junyuan Secondary School, all of which are located within 1 km. Other nearby schools include Temasek Polytechnic and United World College of South East Asia’s East Campus.

Overall, I would say this is a great location for avid cyclists, and quite a good one for families with kids thanks to the abundance of nearby schools. However, for those who rely solely on public transport, the nearest MRT station is a little too far away.

According to feng shui masters, Tampines GreenBloom’s feng shui is suitable for those working in the creative field, as well as young families hoping to help their child’s talents develop. However, talented and beautiful residents should try not to become arrogant and should prioritise keeping their relationships harmonious.

Tampines GreenBloom Floor Plan

You can find the Tampines GreenBloom floor plan here. Tampines GreenBloom consists of 4-room, 5-room and 3Gen flats.

The 4-room flats measure 93 sqm, inclusive of air con ledge. As is usually the case with 4-room flats, the three bedrooms are lined up side-by-side, and are accessible via a corridor. However, this layout strives to be a bit more space efficient, with a relatively large, L-shaped living room that cuts into and shortens the corridor. Owners can also opt for an open or closed kitchen.

The 5-room flats measure 113 sqm, inclusive of air con ledge, and are quite similar to the 4-room flats as they line the three bedrooms up in a row, with an L-shaped living/dining area. Like the 4-room flats, the 5-room flats come with the option of an open or closed kitchen. The biggest difference is that the living/dining area is much more spacious and can even accommodate a study or home office.

The 3Gen flats measure 120 sqm and come with four bedrooms and three bathrooms. Their layouts are similar to the 4-room flats, except that there is a fourth bedroom with an attached bathroom on the other side of the living/dining area from the other bedrooms.

Tampines GreenBloom Rent Price

There are no Tampines GreenBloom flats being put up for rent yet.

But we can look to nearby Tampines Avenue 8 to see what kinds of rents flats in the area can command.

At Tampines Avenue 4, an eight- to nine-minute walk from Tampines West MRT station, the going rate for 4-room flats is currently $3,800 a month.

This would work out to be a good rental yield for resale flat buyers, but do note that the Tampines Avenue 4 flat enjoys a more attractive location than GreenBloom as the nearest MRT station is much closer, so there is no guarantee that GreenBloom will enjoy the same rents. Potential tenants include those working in the Changi area and young families.

Tampines GreenBloom Review

Tampines GreenBloom is an attractive choice for cyclists and lovers of the outdoors due to the proximity of Bedok Reservoir Park and the neighbourhood’s good cycling infrastructure, which looks set to enjoy a boost by 2026. It is also a convenient location for families with kids as there is a good variety of schools located within walking distance.

GreenBloom’s biggest drawback is that the nearest MRT station is a 21-minute walk away. This is easily mitigated for cyclists who ride to and park at the MRT station.
