Tampines GreenFlora Review (Sep 2025 MOP): Near Tampines park connector and Bedok Reservoir Park

Tampines GreenFlora is a HDB housing project launched in the February 2017 BTO sales launch. Located in the west of mature estate Tampines, GreenFlora received its Temporary Occupation Permit (TOP) in 2020, with the first flats hitting the resale market in 2025 after fulfilling their five-year Minimum Occupation Period (MOP).

There haven’t been many launches in Tampines in the past few years. Those who wish to live in this eastern neighbourhood might thus want to consider resale flats at GreenFlora. So, let’s have a closer look at this project.

Tampines GreenFlora Price

Tampines GreenFlora is a relatively small HDB project consisting of 319 4-room, 5-room and 3Gen flats. At the November 2017 launch, the 4-room flats were priced at $299,000 to $347,000, the 5-room flats at $397,000 to $469,000, and the 3Gen flats at $409,000 to $475,000.

At the time of writing, GreenFlora flats have yet to be put on the resale market, but we can look at similar flats in the area for an idea of the kinds of resale prices that can be expected.

At Tampines Ave 8, a 7-minute walk away from GreenFlora, a 4-room flat that received its TOP in 2016 is currently being put up for sale on PropertyGuru for $750,000, more than double the launch price of GreenFlora’s 4-room units.

As far as resale HDB flats go, this is still an affordable price for a mature estate, in my opinion, and offers a compromise between the expensive neighbourhoods in or near the city centre, and cheaper but less accessible areas.

You can find the Tampines GreenFlora site plan here. The site plan shows the neighbourhood amenities surrounding the three residential blocks. These include fitness corners, a children’s playground, a rooftop garden at the car park and a community garden.

Tampines Green Flora is a long 23-minute walk from the nearest Tampines West MRT Station, and a 25- to 28-minute walk to the central Tampines MRT Station.

Tampines GreenFlora Location

Tampines GreenFlora is located on Tampines Street 85 in the far west of Tampines, close to the Tampines industrial area.

First, let’s talk about public transport connectivity. The nearest MRT station, Tampines West, is a 23-minute away, and thus not what most would consider within easy walking distance. Tampines MRT station, a 25-minute walk away, is no better. In my opinion, this lack of public transport connectivity is GreenFlora’s biggest drawback.

The area immediately surrounding GreenFlora is mainly residential, with few major shopping amenities. Residents can travel to the Tampines town centre near Tampines MRT station to access malls like Tampines Mall and Century Square, as well as Our Tampines Hub, Singapore’s biggest community and lifestyle hub with facilities such as Tampines Regional Library and swimming pools.

There are several schools located within walking distance, such as Springfield Secondary School, Junyuan Secondary School, Poi Ching School and St Hilda’s Primary and Secondary School. Temasek Polytechnic and United World College of South East Asia’s East Campus are also located within walking distance.

GreenFlora’s biggest plus is probably the availability of nearby green spaces. The Tampines Park Connector runs very near the flats, and leads directly to the scenic Bedok Reservoir Park, which is itself about a 15-minute walk away.

The government has announced that it will build a new cycling bridge linking Tampines and Pasir Ris, a new cycling underpass connecting Tampines and Simei, and 7.7 km of new cycling paths within the neighborhood.

While Tampines is an established neighbourhood with a good selection of amenities, I think that GreenFlora’s location isn’t ideal as there are no MRT stations within walking distance. It is, however, a decent choice for families with children due to the selection of schools in the area, and the cycling infrastructure makes it attractive for cyclists.

According to feng shui masters, GreenFlora’s location is auspicious for those in the creative industry, as well as families with children who hope to cultivate young talent. However, residents should put effort into keeping their relationships harmonious and make sure not to become arrogant.

You can find the Tampines GreenFlora floor plans here. GreenFlora consists of 4-room, 5-room and 3Gen flats.

The 4-room flats measure 93 sqm and, like most 4-room HDB flats, line the three bedrooms up in a row, followed by the living room. The living room is L-shaped and cuts into one part of where the corridor leading to the bedrooms would usually be, making the layout more space-efficient. There is also the option of having an open kitchen, which would make the layout seem even more spacious.

The 5-room flats measure 113 sqm. Like the 4-room flats, the 5-room layouts line the three bedrooms up in a row, but again offer an L-shaped living/dining area that reduces the usual corridor leading to the bedrooms and increases the space efficiency of the layout.

The 3-GEN flats measure 120 sqm and house four bedrooms and three bathrooms, as opposed to the three bedrooms and two bathrooms in both the 4-room and 5-room flats. The layouts line three of the bedrooms up in a row, followed by a L-shaped living room, which separates them from a fourth bedroom. This offers greater privacy to the occupant of the bedroom on the other side of the living room.

Tampines GreenFlora Rent Price

There are no Tampines GreenFlora units currently up for rent, but we can look at nearby flats to get an idea of the kinds of rents this HDB project could potentially command.

At Tampines St 83, a 10-minute walk away, the asking rental price on PropertyGuru for 4-room flats is currently $3,550. This could potentially lead to an acceptable rental yield for resale flat buyers, but I wouldn’t purchase this flat with renting it out as the main goal.

Tampines GreenFlora Review

Tampines GreenFlora offers the chance to live in a mature estate at an affordable price. However, the key issue is that it is far away from the nearest MRT station, and also does not have a good selection of shopping and dining amenities within walking distance. That said, the Tampines town centre, a quick bus ride away, is home to a rich variety of shopping and dining amenities, as well as Our Tampines Hub.

That said, the selection of schools within walking distance is decent, and the flats’ biggest advantage in my view are the nearby park connector and the presence of the sprawling, scenic Bedok Reservoir Park nearby.

I would say that this BTO project is a good choice for families with kids, or those who work from home and prioritise having access to green spaces and the outdoors. Being an avid cyclist or owning your own vehicle would also help, due to the distance of the nearest MRT station.
