Tanjong Rhu Parc Front BTO Review: City fringe location near Kallang sporting precinct

In the February 2025 BTO launch, there was just one BTO project classified as Prime—Tanjong Rhu Parc Front in Kallang/Whampoa. This was a big deal for balloters determined to get a flat in a central location.

Tanjong Rhu Parc Front is located in the Kallang area on the city fringe, a stone’s throw from Tanjong Rhu Bridge, which leads directly to Leisure Park Kallang and the wealth of sporting and recreational facilities in the area.

The BTO project is expected to obtain its Temporary Occupation Permit (TOP) in September 2029, which doesn’t sound that far away, until you remember that Prime projects come with a Minimum Occupation Period (MOP) of 10 years. That means the first buyers will have to wait till 2039 to sell their flats.

Tanjong Rhu Parc Front BTO Price

At the February 2025 BTO launch, the Tanjong Rhu Parc Front price was as follows: $211,000 to $364,000 for 2-room Flexi flats, $399,000 to $519,000 for 3-room flats and $548,000 to $727,000 for 4-room flats.

There are not many existing HDB projects with available resale flats in the immediate vicinity that we can compare Tanjong Rhu Parc Front with. So we’ll have to make do with what’s currently available.

At Jalan Batu and Kampong Arang Road, a 12- to 14-minute walk away from Tanjong Rhu Parc Front, 4-room resale flats are currently listed on Property Guru for $795,000 to $888,888. These flats are all quite old, having received their TOPs in 1982 to 1986. Their low prices are probably due to age, yet they are still higher than Tanjong Rhu Parc Front’s BTO prices.

But don’t forget that Tanjong Rhu Parc Front is a Prime project, which means it comes with a 10-year MOP. We don’t yet know the effect of 10-year MOPs on resale flat prices. I would thus not bet on this BTO project as an investment, but rather as a long-term home.

The Tanjong Rhu Parc Front location is highly accessible and on the city fringe near the Kallang sporting precinct.

The BTO site is bordered by Tanjong Rhu Road to the north and the underground portion of the Kallang-Paya Lebar Expressway (KPE) to the west and the East Coast Parkway (ECP) to the south. Due to the presence of the ECP, residents whose flats face the south might experience noise and air pollution.

In terms of connectivity and amenities, Tanjong Rhu Parc Front can do no wrong. Tanjong Rhu MRT station is an eight-minute walk away, while Katong Park MRT station is a 13-minute walk away. Both MRT stations are on the Thomson-East Coast Line. Stadium MRT station on the Circle Line is a 14-minute walk away.

The Kallang sporting precinct is within easy walking distance, with Kallang Wave Mall a 14-minute walk away. The mall houses sporting and recreational amenities like an ice skating rink, a bowling alley, a cinema and a karaoke lounge, as well as eateries and shops. Other establishments in the area include Kallang Wave Mall, the Singapore Indoor Stadium and the National Stadium.

The Geylang River also flows near the flats, offering waterfront views as well as cycling and jogging opportunities along the Geylang Park Connector.

The main disadvantage of the BTO site is that there are no primary schools located within 1km. However, prestigious school Dunman High School is located a five-minute walk away.

In terms of feng shui, Tanjong Rhu Parc Front may not be the best location for those looking to amass large amounts of wealth quickly, as growth may be slow. However, the quality of life in the area is high due to the tranquil environment, indicating that this BTO project is better for those who wish to enjoy life.

Tanjong Rhu Parc Front consists of 260 2-room Flexi flats, 80 3-room flats and 460 4-room flats.

2-Room Flexi Floor Plan

According to the Tanjong Rhu Parc Front floor plan, the 2-room Flexi flats come in two types—39 sqm (including air con ledge) Type 1 flats and 49 sqm (including air con ledge) Type 2 flats.

The Type 1 flats are extremely compact, with barely enough space for a bed and wardrobe in the bedroom. Meanwhile, the Type 2 flats are more spacious in all respects, including the kitchen, bedroom, bathroom and living/dining area. The living/dining room also has an extra nook that can be converted into a guest bedroom, study or dining area. Those buying the flat on a short lease can opt for a folding door to close off this area.

3-Room Floor Plan

The 3-room flats measure 66 sqm (inclusive of air con ledge). As is common nowadays with 3-room flats, HDB offers the option of an open concept kitchen that also has a dry kitchen counter, but that can be transformed into a closed kitchen by adding walls. Buyers can also choose to separate the kitchen and utility areas by adding a wall.

4-Room Floor Plan

The 4-room flats measure 90 sqm, inclusive of air con ledge. They don’t deviate much from the classic 4-room flat layout, with an entrance opening into the living/dining area, and the bedrooms lined up in a row and accessible via a corridor.

Tanjong Rhu Parc Front BTO Rent Price

Tanjong Rhu Parc Front is a Prime project, which means that owners will not have the option to rent out the flat, even after the 10-year MOP is over.

Tanjong Rhu Parc Front offers a highly convenient and central location that, thanks to the proximity of the Kallang sporting precinct, is packed with recreational amenities. It is the ideal location for those who love sports or trying new activities.

For families with kids, the main disadvantage is the absence of nearby primary schools, as well as the fact that there are no 5-room flats in the BTO project.

I think this is a great BTO buy for smaller households or those without children, especially those with an active lifestyle. As the whole flat cannot be rented out and effects of the 10-year MOP on resale prices are as yet unknown, it would be a safer bet to purchase this flat mainly as a long term home rather than an investment.
