Launched in the November 2015 BTO sales exercise, Teck Whye Vista is a HDB housing project located on Jalan Teck Whye in Choa Chu Kang. It is a small project consisting of just one block of 126 2-room Flexi flats, so it would be most interesting to singles and seniors.

The BTO project received its Temporary Occupation Permit (TOP) in 2020, so the first batch of owners fulfilled their five-year Minimum Occupation Period (MOP) in 2025 and can now legally sell the flat. This could be an interesting proposition for singles over 35, as it is notoriously hard to ballot for a 2-room Flexi flat at BTO launches.

Another advantage of this BTO project is that, as the tallest block in the area, it offers residents on high floors unblocked views.

Choa Chu Kang is usually an affordable area for first-time homeowners. Let’s see if Teck Whye Vista is worth considering.

Teck Whye Vista Price

At the November 2015 BTO launch, the 2-room Flexi flats at Teck Whye Vista were priced at $90,000 to $138,000, with 38sqm Type 1 flats priced at $90,000 to $114,000, and 47 sqm Type 2 flats priced at $104,000 to $138,000.

At the moment, there are no listings for Teck Whye Vista flats on PropertyGuru or 99.co. Owners of short-lease 2-room Flexi flats will not be able to sell them on the resale market, which will limit the supply further. But since the MOP was fulfilled only in 2025, it’s worthwhile checking listings periodically in case someone decides to sell their unit.

At nearby Senja Green, a 17-minute walk away, a 2-room Flexi flat is currently being put up for sale on PropertyGuru for $400,000. This flat obtained its TOP in 2012 and is an 8-minute walk from Senja LRT station.

The asking price is more than double Teck Whye Vista’s launch price, indicating that 2-room Flexi flats command a premium on the resale market due to their scarcity. However, such resale prices are still relatively affordable thanks to the relatively far-flung location.

The site plan shows the layout of blocks within the neighbourhood, a well as the shared amenities, which include a children’s playground, fitness areas, a roof garden, a community garden and a community ageing hub to cater to the large numbers of older occupants of 2-room Flexi flats.

Teck Whye Vista Location

Teck Whye Vista is located on Jalan Teck Whye, a three-minute walk from Phoenix LRT station. But the good news is that residents might not even need to go through the trouble of taking the LRT, since Bukit Panjang MRT station is only a 7-minute walk away and connects directly to the city centre and the CBD via stops like Bugis and Telok Ayer in half an hour or less.

Teck Whye Vista is located at the confluence of Choa Chu Kang and Bukit Panjang, and enjoys a decent selection of shopping and dining amenities within walking distance, including Junction 10, which is a four-minute walk away, Teck Whye Shopping Centre, Bukit Panjang Plaza, which also houses Bukit Panjang Public Library, and Hillion Mall.

Residents also enjoy quick access by car or public transport to the neighbouring Choa Chu Kang town centre and Upper Bukit Timah area, with amenities such as Lot One, Rail Mall, Dairy Farm Nature Park and Bukit Timah Nature Reserve.

Another of Teck Whye Vista’s strengths is the proximity of nature at residents’ doorstep, with the Pang Sua Park Connector running a stone’s throw from the flats, leading to Woodlands and Kranji to the north and the Rail Corridor to the south.

Teck Whye Vista is not ideal for families with kids due to the fact that it consists only of 2-room Flexi flats. However, there are several schools within 1 km, including Teck Whye Secondary School, Teck Whye Primary School and Jurong Pioneer Junior College.

According to geomancers, Teck Whye Vista occupies a very auspicious plot of land that offers opportunities for travel. It is thus suitable for those working in politics or diplomacy. However, couples should be careful to tend to their relationship due to time spent away from each other.

Teck Whye Vista consists only of 2-room Flexi flats. There are two types of 2-room Flexi layouts available in the block, Type 1 flats measuring 38 sqm and Type 2 flats measuring 47 sqm.

The Type 1 flats are space efficient, with a front door that opens directly into the living/dining area and an open kitchen. For those who intend to have a dining table, the living room is very compact, so anything more than small two-seater table might be too much. The kitchen is small but open-concept, and so offers the illusion of space.

The Type 2 flats are a little more spacious, which a significantly larger kitchen and living/dining area. The kitchen is long, narrow and does not merge with the living/dining area, and there is a small corridor at the entryway, so it is not the most space-efficient of layouts.

Teck Whye Vista Rent Price

There are no Teck Whye Vista units being put up for rent on property portals right now.

To get an idea of rents in the area, there is a 2-room Flexi flat at Teck Whye Crescent currently being put up for rent on PropertyGuru for $2,300 a month. The flat is an 11-minute walk from Keat Hong LRT station. In my opinion, this translates to a fairly attractive rental yield for resale flat buyers in the area. Potential tenants would be young singles or young couples looking for an affordable rental home.

Teck Whye Vista Review

Despite its rather far flung location, Teck Whye Vista actually enjoys quite a convenient location due to the presence of Bukit Panjang MRT station nearby and the variety of shopping and dining options within walking distance. I think this is a good compromise for those who wish to live outside the central region in order to save money, but want good transport connections to the city centre.

I would recommend Teck Whye Vista as a home for singles or couples without kids who are looking for a relatively affordable 2-room Flexi flat, but still require connectivity via public transport.
