If you missed Prime Minister Lawrence Wong’s National Day Rally speech on Aug 17, 2025, one of the main highlights was the North redevelopment, namely Kranji, Sembawang Shipyard, and Woodlands. Here are the updates for the residential estates at the Woodlands Waterfront redevelopment:
PM Wong has said that Woodlands is getting more new homes, including some public housing, right along the waterfront. That’s on top of the upcoming ‘Housing by the Woods’ estate, which is apparently set to have a whopping 4,000 flats spread over 21 hectares. The Housing Board says it’ll come with scenic views of Admiralty Park and the Woodlands waterfront.
What is ‘Housing by the Woods’?
The “Housing by the Woods” precinct is part of a larger plan to transform Woodlands into a vibrant regional hub.
The plans for this precinct, along with a new housing area in Sembawang North, were announced by Minister for National Development Desmond Lee in October 2024. This was followed by more details from Prime Minister Lawrence Wong during his National Day Rally speech in August 2025.
The precinct is expected to yield approximately 4,000 new homes, which will include public housing flats. Two specific Build-To-Order (BTO) projects have already been launched as part of this precinct:
- Woodlands North Verge (launched in February 2025, consisting of 1,563 units).
- Woodlands North Grove (launched in July 2025, consisting of 1,148 units).
The “Housing by the Woods” projects are designed to offer residents scenic views of the nearby Admiralty Park and Woodlands Waterfront.The overall area is being developed as a mixed-use waterfront destination, with a focus on providing affordable housing options and integrating with the natural environment.

Woodlands Gateway
The precinct is located next to the Woodlands Gateway, which will feature a multi-modal transport hub. It is planned to be a significant development spanning 21 hectares of land.
PM Wong said that Woodlands is getting a huge makeover to become a proper, modern regional hub. He also mentioned they’re making the Woodlands Checkpoint a whopping five times bigger, and that the new RTS train link to Johor Bahru is due to open in 2026.

More flexible business spaces are going up right by the RTS station in Woodlands North, and they’re expected to be a mix of everything, including shops and places to grab a bite.
On a different note, PM Wong also mentioned how Punggol has developed over the past couple of decades, promising that the government will definitely follow through with its plans for Kranji and Sembawang.
