The Woodlands North Grove BTO project was launched in the July 2025 HDB BTO sales launch. Key collection for the Standard project is scheduled for 2030.

Located within easy walking distance from Woodlands North MRT station, the sea separating Singapore and Johor, as well as the sprawling Admiralty Park, Woodlands North Grove BTO offers respite from the hustle and bustle of the city at a relatively affordable price.

What’s more, Woodlands North MRT station, which is just a five-minute walk away, will serve as the terminus for the Singapore-Johor Rapid Transit System (RTS), making it easy to hop across the Causeway.

Let’s see if Woodlands North Grove (Standard) is a good buy.

Woodlands North Grove Price

The Woodlands North Grove (July 2025 BTO) price list was as follows: $160,000 to $250,000 for 2-room Flexi flats, $305,000 to $389,000 for 3-room flats, $388,000 to $544,000 for 4-room flats and $517,000 to $714,000 for 5-room flats.

These are relatively affordable BTO prices, but they’re not bargain basement, which is understandable due to the proximity to the nearest MRT station.

So, what are resale prices in the area like? Hard to say! The Woodlands North area is currently undergoing development, so there are no resale flats in the immediate vicinity.

But a little further away, on Woodlands Street 82, a 16- to 17-minute walk from Woodlands North MRT station, the asking price on PropertyGuru listings for 4-room flats built in 1994 is $495,000 to $598,000. While these resale prices aren’t great, note that the flats are relatively old, and also much further away from Woodlands North MRT station than the Woodlands North Grove BTO flats. 

Unfortunately, there are currently no relatively new or freshly-MOPed flats in the area we can use as an example. However, in my opinion, there is a good chance that the Woodlands North Grove flats will command a significantly higher price on the resale market when the five-year MOP is fulfilled in 2035.

When the Singapore-Johor RTS opens at Woodlands North MRT station at the end of 2026 and the Woodlands Checkpoint is expanded, resale prices could see a boost. In addition, the Woodlands North area is currently undergoing development, which will attract new amenities in the future. For these reasons, I think Woodlands North Grove could prove to be a good investment for the first batch of buyers.

Woodlands North Grove Location

Woodlands North Grove is located on Woodlands North Road, in the Woodlands North Coast area and within walking distance of the Straits of Johor and Woodlands Waterfront Park, which offers seaside views. The huge Admiralty Park is also located right next door, and is home to hiking trails and natural habits such as mangrove. This is clearly an attractive location for those who wish to be close to nature and the outdoors.

Woodlands North MRT station is just a five-minute walk away, and connects directly to Shenton Way MRT station in the CBD with no need for line changes. However, the MRT ride takes a good 45 minutes, so those who work in the city centre are still in for a longer-than-average commute.

Those who travel regularly to Johor Bahru can also get there quickly and easily, as the Woodlands Checkpoint is a quick drive away, or can even be reached on foot in 35 minutes. What’s more, Woodlands North will become a terminus for the Singapore-Johor RTS, making trips to JB even more convenient from the end of 2026.

For families with kids, this is also a fairly good location as there are several nearby schools, including Qihua Primary School, which is just a five-minute walk away and well within 1 km. Schools located within 2 km include Marsiling Primary School, Marsiling Secondary School, Woodlands Secondary School and Riverside Secondary School. Republic Polytechnic is located a 14-minute walk away, while Singapore Sport School is a quick MRT ride away.

On the downside, the range of shopping and dining amenities in the immediate vicinity is lacking. The closest major cluster of eateries and shops at Marsiling Lane Food Centre and the Marsiling Court neighbourhood centre is a 24-minute walk away.

I would recommend this location for those who can work from home most of the time, do not need to travel to the city centre often and simply want to live close to nature. It is also a good choice for those who travel frequently to Johor Bahru and households with kids who like to spend time outdoors.

Check out the Woodlands North Grove floor plan. Woodlands North Grove consists of 2-room Flexi, 3-room, 4-room and 5-room flats.

2-Room Floor Plan

The 2-room Flexi flats consist of Type 1 flats measuring 40 sqm and Type 2 flats measuring 48 sqm, with all measurements including air con ledge.

The Type 1 flats are small, but feel even smaller due to the long corridor at the entrance, necessitated by the household shelter. So, expect the bedroom, living/dining area and kitchen to be cramped. The Type 2 flats, on the other hand, offer a bit more room, partly because the space-wasting corridor at the entrance is shorter. The living/dining area also has a little nook that can be converted into a separate space, such as a home office or guest bedroom.

3-Room Floor Plan

The 3-room flats measure 69 sqm, inclusive of air con ledge. This is quite a typical layout, with the added advantage of a merged kitchen/utility area, which owners can adjust according to their preference, enlarging the kitchen if desired, or expanding the service yard and repurposing it into a liveable space.

4-Room Floor Plan

The 4-room flats measure 93 sqm without a balcony or 96 sqm with a balcony, inclusive of air con ledge. Other than the inclusion of a balcony for some units, this is a fairly standard layout, with an L-shaped living/dining area and three bedrooms lined up in a row. The household shelter is located next to the entrance and thus creates a narrow entryway.

5-Room Floor Plan

The 5-room flats measure 113 sqm without a balcony, and 116 sqm with a balcony. This is once again a fairly standard layout, with a spacious kitchen and living/dining area that can also comfortably accommodate a study or home office, in addition to the usual sofa and dining table.

Woodlands North Grove Rent Price

On PropertyGuru, the current going rate for 4-room flats on Woodlands Street 81 and 82 is $2,700 to $3,300 per month. These flats are an 11- to 18-minute walk from Woodlands North MRT station.

Because of the relatively affordable BTO prices, this would offer an attractive rental yield. But for future Woodlands North Grove resale buyers, the rental yield will depend on resale prices and rent specific to the area, which is as yet hard to predict, due to the lack of flats in the vicinity. Potential tenants include families with kids and households who visit Malaysia often.

Woodlands North Grove Review

Woodlands North Grove’s biggest selling points are its access to nature and the sea, as well as its proximity to Woodlands North MRT station, which will become a Singapore-Johor RTS station. However, it is a far-flung location for those who work in the city centre or areas such as Changi and Jurong East, although the short distance to Woodlands North MRT station mitigates this somewhat.

In terms of investment potential, due to the upcoming Singapore-Johor RTS and the development of the Woodlands North area, the Woodlands North Grove BTO has the potential to be a good investment for the first batch of buyers.
