Woodleigh Glen was launched in the November 2016 HDB BTO exercise. Consisting of 688 2-room Flexi, 3-room and 4-room flats, it is one of several BTO projects in the new Bidadari housing estate, which has been undergoing development for the past few years and will be completed in 2025.
Built on the site of a former cemetery, Bidadari drew some controversy when its development was first announced. Nowdays, however, it is a sought-after city fringe location that is part of Toa Payoh, a popular mature estate under HDB’s old classification system.
Other than enjoying proximity to Toa Payoh’s established amenities, HDB Woodleigh Glen is also just a stone’s throw from the nearest MRT station and near a wide selection of in-demand schools. Let’s have a closer look at HDB Woodleigh Glen to see if it’s as good as it sounds.

Woodleigh Glen Price
The Bidadari area is still very new, and the HDB estates in the area, including Woodleigh Glen, have not yet fulfilled their Minimum Occupation Period (MOP) and therefore cannot be put on the resale market.
Let’s look at similar flats in neighbouring areas to get an idea of the estimated resale prices Woodleigh Glen will be able to command when the first batch of owners fulfils their MOP in 2027.
On PropertyGuru, 4-room flats at 106A and 106B Bidadari Park Drive are being put up for sale at $1,150,000 to $1,190,000. These flats are 7 minutes’ walk from Potong Pasir MRT station and fulfilled their MOP in 2024, having obtained their Temporary Occupation Permit (TOP) in 2019. They are located about 14 minutes’ walk from HDB Woodleigh Glen, and so offer an indication of the kinds of prices the latter will command after their MOP is fulfilled.
As you can see, Woodleigh Glen BTO flats, when they can be placed on the market, might be able to command million dollar resale prices. In addition, since the Bidadari estate will be completed in 2025, capital gains might be even more attractive moving forward.

Woodleigh Glen BTO Feng Shui
Woodleigh Glen might be built on the site of a former cemetery, but it is actually on an auspicious landform that favours industries such as commerce, investments, financing and accounting.
The flats facing north and south are considered the most auspicious in the period running from 2024 to 2063, followed by those facing northwest and southeast.
As Woodleigh Glen is located in an area that is still undergoing development, owners should watch out for current or future high-rise buildings nearby which may present threats such as sharp corners.

Woodleigh Glen Location
Woodleigh Glen enjoys excellent connectivity by public transport. It is located at Woodleigh Link, only 2 minutes’ walk from Woodleigh MRT station on the North East Line. It is also 19 minutes’ walk from Serangoon MRT station on the Circle and North East Lines and 20 minutes’ walk from Barley MRT station on the Circle Line.
It also enjoys very convenient access to shopping and dining amenities, thanks to the presence of Woodleigh Mall just 5 minutes’ walk away. The Serangoon neighbourhood, with its many eateries and NEX shopping mall, are also located about 20 minutes’ walk away.
Families with kids will be able to benefit from the abundance of highly sought-after schools located within walking distance. These include Maris Stella High School, Maris Stella High School (Primary), St Gabriel’s Secondary School, Cedar Girls’ Secondary School and Cedar Primary School.
In my opinion, Woodleigh Glen’s location is a highly attractive one, and will probably get even better as the Bidadari estate matures and established amenities make a name for themselves.

Woodleigh Glen consists of 2-room Flexi, 3-room and 4-room flats.
The 2-room Flexi flats (type 1) measure 38 sqm or 48 sqm, including air con ledge. You can see the Woodleigh Glen floor plans here. All the layouts are quite similar, but the rooms in the 2-room flexi (type 2) 47 sqm layouts are slightly bigger than those in the 38 sqm flats, offering a bit more breathing room.

The 3-room flats measure 68 sqm, including air con ledge. Buyers have a choice between an open concept kitchen and a kitchen with a partition wall. Otherwise, the layouts look very similar.

The 4-room flats measure 94 sqm, including air con ledge. Similarly to the 3-room flats, they layouts look similar, except that they offer a choice between an open kitchen and a kitchen with a partition wall.
Woodleigh Glen Rent
The HDB flats in Bidadari, including those in the Woodleigh Glen BTO project, are relatively recent, so the buyers have not fulfilled their MOP and cannot rent them out in their entirety yet.
So, to get an idea of the kinds of rents Woodleigh Glen units will be able to command when the first MOPs are fulfilled in 2027, we have to look at flats in neighbouring estates.
Right now, 4-room flats at 117 and 118 Potong Pasir Avenue 1, located 14 minutes’ walk from Potong Pasir MRT station, are being put up for rent on ProperytGuru for $3,650 to $4,200. The flats received their TOP in 1984. They are about 25 minutes’ walk from Woodleigh Glen in neighbouring Potong Pasir.
Despite being significantly older than Woodleigh Glen and further from the nearest MRT station, they command decent rents. Woodleigh Glen units are likely to command similar or higher rents and a good rental yield for the first batch of BTO buyers.
Woodleigh Glen BTO Review
Woodleigh Glen enjoys an excellent location in the new Bidadari estate, thanks to its extreme proximity to the nearest MRT station, just two minutes’ walk away, and very easy access to the area’s main shopping mall Woodleigh Mall.
Bidadari is itself in an attractive location on the city fringe in the larger Toa Payoh neighbourhood. Residents enjoy easy access to nature as well as a variety of in-demand schools.
For those looking to invest in a Woodleigh Glen flat, there is the potential for good capital gains as development of the Bidadari neighbourhood is completed and amenities improve further.
