Yishun Chencharu Green BTO Review: Wallet-friendly BTO launch near Khatib MRT

In the February 2025 BTO sales exercise, two sites were launched in Yishun—Yishun Chencharu Green and Yishun Chencharu Vines, located a short walking distance from each other.

This review will focus on the smaller of the two sites, Chencharu Green, which consists of 670 units. Located on future roads Chencharu Link, Bah Soon Pah Road and Bah Soon Pah Close in the upcoming Chencharu estate in Yishun, currently undergoing development, it will also be within walking distance to Khatib MRT station.

This BTO site is not to be confused with Yishun Chencharu Hills, another BTO project which was launched nearby in June 2024.

Chencharu Green will receive its Temporary Occupation Permit (TOP) in December 2028. It is a Standard project, which means owners can sell or rent it out after a five-year Minimum Occupation Period (MOP).

Yishun Chencharu Green BTO Price

At the February 2025 HDB sales launch, Yishun Chencharu Green BTO prices were as follows: $110,000 to $181,000 for 2-room Flexi flats, $324,000 to $395,000 for 4-room flats and $453,000 to $533,000 for 5-room flats.

If you’ve been following recent BTO sales launches, you’ll have noticed that these are relatively low prices, with all 4-room flats costing under $400,000. Yishun already tends to be one of the more affordable HDB towns, but the fact that the Chencharu estate is currently being developed likely contributed further to keeping prices wallet-friendly.

As Chencharu is an upcoming, new area, there is no resale flat data. We’ll thus have to look at other areas in Yishun for a clue as to the kinds of property prices buyers might be looking at someday.

On Yishun Avenue 3, 4-room flats are currently listed for resale on PropertyGuru for $500,000 to $578,000. These flats received their TOP in 1986, so they are almost 40 years old. Despite their age, their resale prices are still slightly higher than Chencharu Green’s launch prices.

With any luck, the first batch of Chencharu Green buyers should be able to sell their flats at a higher price if they do so right after the MOP. That said, Yishun is usually not the best choice for capital gains, and Chencharu Green buyers should not expect to get rich from selling their flats.

You can find the Yishun Chencharu Green site plan here. The site plan shows how the residential blocks are laid out within the estate.

There will be an upcoming school located just across the road from the Chencharu Green site. Residents must also be prepared to live next door to a place of worship and a high-rising nursing home.

The estate offers facilities such as a children’s playground, fitness stations, a multi-storey car park and a pre-school.

Yishun Chencharu Green BTO is a 38-minute walk to the nearest Khatib MRT Station on Google Map - though I'm sure you can walk through the HDB estates and get there faster.

Yishun Chencharu Green BTO Location

Chencharu Green is one of many new housing projects in the new Chencharu estate in Yishun. According to the government’s Chencharu master plan, 10,000 new homes will be built in the area by 2040, of which 80% will be HDB flats.

Chencharu Green will be bounded by future roads Chencharu Link, Bah Soon Pah Road and Bah Soon Pah Close. The new Chencharu estate is located in the southwest of Yishun as we know it. The Chencharu Green BTO site is likely to be within walking distance of Khatib MRT station once the planned roads are built.

As Chencharu is currently undergoing development, there aren’t many established amenities in the area yet. Residents will have to walk to the Khatib neighbourhood centre near the MRT station, or travel further to Northpoint City, which is near Yishun MRT station.

Families with kids, however, can be assured that other than an upcoming school just across the road, there are already several schools located within 1 km, including Peiying Primary School and Naval Base Secondary School.

According to geomancers, Yishun Chencharu Green’s feng shui is quite good, and the site is suitable for businesspeople or those who wish to boost their earning power.

Chencharu Green consists of 160 2-room Flexi flats, 270 4-room flats and 240 5-room flats.

2-Room Floor Plan

The 2-room flats come in two different layouts, a smaller Type 1 layout measuring 38 sqm inclusive of air con ledge, and a bigger Type 2 layout measuring 48 sqm inclusive of air con ledge. The main difference is that all the rooms in the Type 2 layout are more spacious, while those in the Type 1 layout are extremely compact. The Type 2 layout also has an L-shaped living/dining area containing a nook that can be repurposed into a dining room or guest bedroom.

4-Room Floor Plan

The 4-room flats measure 94 sqm, inclusive of air-con ledge. This is a very standard layout without any surprises, consisting of an entrance that opens out into the living/dining area, and a corridor offering access to the three bedrooms lined up in a row.

The 5-room flats measure 114 sqm, inclusive of air-con ledge, and are likewise typical of this flat type, with a significantly more spacious kitchen and living/dining area than in 4-room flats

Yishun Chencharu Green BTO Rent Price

There are no examples as yet of rents in the Chencharu area, so we’ll have to look at the greater Yishun area for an idea of what Chencharu Green owners could someday charge.

Right now, 4-room flats on Yishun Street 61, located a nine- or 10-minute walk from Khatib MRT station, are being listed on PropertyGuru for $3,488 to $4,200 a month. Based on these prices, Chencharu Green will probably not command very attractive rental yields compared to HDB flats in other areas.

Yishun tends to attract young, single tenants looking for budget accommodation rather than families, so demand and rental yield might be stronger for single rooms than entire flats.

Yishun Chencharu Green BTO Review

Chencharu Green offers first-time homeowners the chance to get their hands on an affordable flat without having to live in a brand new neighbourhood being built entirely from scratch such as Tengah.

While the Chencharu area is currently undergoing development, Chencharu Green residents are within walking distance of Khatib MRT station and the Khatib town centre, where they’ll be able to find shopping and dining amenities. There is also a decent selection of schools within walking distance.

Yishun is not the most investor-friendly area, so I would say Chencharu Green is more suited to buyers who are looking for a spacious long-term home at an affordable price, and who are willing to live a distance from the city centre in exchange for space.
