City fringe neighbourhoods in Singapore are highly sought-after. Not only do they offer the obvious convenience of an easy commute to the city centre, they also tend to be packed with well-loved amenities that have stood the test of time.
As a result, JadeScape’s popularity comes as no surprise. Located in District 20 on Shunfu Road, the 99-year leasehold condo, which received its Temporary Occupation Permit (TOP) in 2023, is located in the heart of Thomson, a popular city fringe neighbourhood known for its good food options and proximity to elite schools.

Jadescape Price
Developed by Qingjian Realty, 332 units at the 1,206-unit condo were snapped up on the first day of its launch on 22 September 2018 at an average of $1,700 psf, sending prices in the Thomson area to a new high.
Fast forward to today, and Jadescape units are being sold at $1,050,000 to $4,000,000, which works out to $1,952 psf to $4,040 psf, according to data on PropertyGuru. In the space of about five years, the condo has already enjoyed some attractive capital gains.
For comparison’s sake, units at Thomson Three, another 99-year leasehold condo in District 20, are currently selling for $930,000 to $3,950,000, or $1,812 psf to $3,292 psf. According to PropertyGuru, this condo has seen capital gains of 0.98% annualised over 8 years. This is lacklustre, but many investors still favour city fringe areas as they traditionally offer good capital gains in the long term.

Jadescape Location
Thanks to its location about 5 minutes’ walk from Marymount MRT, Jadescape enjoys good connectivity by public transport. Its city fringe location also makes it accessible from the CBD via the Central Expressway.
For families with kids, the impressive selection of schools in the area is a big draw. Popular schools located within walking distance include Catholic High School, Ai Tong School, CHIJ (Toa Payoh), Catholic High School and Raffles Institution.
Jadescape is conveniently located near many shopping amenities and eateries, including Sin Ming Plaza, Midview City and Thomson Plaza, all situated within walking distance.
It also enjoys easy access to nature, with the sprawling Windsor Nature Park and MacRitchie Reservoir Park located an easy walk away.
In my opinion, Jadescape’s location is highly attractive, both in terms of connectivity to the city centre and the selection of amenities in the area. It’s a great neighbourhood to live in, the main drawback being the price.

The 1-bedroom layouts measure 527 sqft. Buyers can also opt for the 1-bedroom gold standard, which is elder-friendly and has installations such as ramps and grab bars.

2 Bedroom
The 2-bedroom units range from 646 to 775 sqft, the 3-bedroom units 904 to 1,141 sqft, the 4-bedroom units 1,120 to 1,647 sqft and the 5-bedroom suites 2,099 sq ft.

3 Bedroom
The 3-bedroom and bigger units have a store and/or laundry room. This is a nice touch if like me you find leaving the drying rack in the living room an eyesore.
4 Bedroom
The 4-bedroom deluxe and bigger units also have a walk-in closet, and the 4-bedroom suites and 5-bedroom suites have private lifts.
5 Bedroom
For those looking for luxury, the biggest units, the 5-room bedroom suites, have a huge master bathroom that’s as big as the bedrooms, as well as both a dry and wet kitchen.

Jadescape Rent
According to PropertyGuru, Jadescape units are currently being rented out for $3,498 to $16,000.
The rent for 3-bedroom units is $5,999 to $6,800. Such units are currently up for sale for $2,000,000 to $2,980,000. The rental yield for these units is decent, but not exceptional.
By comparison, Thomson Three 3-bedroom units, which are currently being sold for $2,299,999, command rental prices of $5,300 to $6,200, according to PropertyGuru. The rental yield is similar to Jadescape’s, suggesting that this is typical for freehold condos in the area.
Those looking to rent out their units might want to bank on the popularity of the area with affluent families hoping to enrol their children in nearby schools.

Jadescape Condo Review
Jadescape’s location is highly attractive for families with kids, and households looking for a vibrant neighbourhood on the city fringe. I love that there’s lots to do in the area, whether it’s going out for a meal or hiking the Treetop Walk at MacRitchie.
However, as is usually the case with city fringe properties, it’s quite pricey, with most units being priced above $2,000 psf.
From an investment point of view, Jadescape is quite good. The first owners have already enjoyed capital gains and the rental yield is decent, too.
