Resale Flat, Rental and Condo Comparison

As a newly launched BTO, resale data for Punggol Point Cove is not yet available. However, you can consider resale prices in neighbouring developments like:

  • Oasis Terraces BTO: Completed in 2018, offering a wider range of amenities and slightly further from the waterfront. Prices here can be higher, with 3-room flats starting from around $500,000.
  • Rental Market: Rental apartments in Punggol generally see moderate demand and decent yields. Based on current trends, you can expect a 3-room flat in Punggol Point Cove to potentially rent for $1,800 - $2,000 per month, offering a potential yield of 3 - 4%.
  • Waterway Point Condominium: Upscale waterfront condo with various amenities, offering units starting from around $1 million.

Renting in more established areas like Oasis Terraces might command slightly higher rents, but with potentially lower yields due to higher purchase prices.

Punggol Point Cove BTO Feng Shui

According to propertysupermart.com, there is a site on the south of the plot which has been reserved for Chinese Temple.

“One could speculate the building and its roof to reach the height of four storeys. The structure could obstruct the views of those lower floor units that are directly facing it,” wrote the site.

It is best to avoid the Chinese Temple if you are particular about noise which could get loud during festive periods. For some property buyers, they prefer to avoid places of worship because of Feng Shui – as it is believed that the aura could be overwhelming.

Take note: It's important to remember that Feng Shui is highly personal and interpretations can vary depending on individual circumstances and preferences. It's always recommended to consult a qualified Feng Shui expert for a detailed analysis specific to your unit and needs.

5-Room

A 5-room BTO flat bears a very similar floor plan compared to a 4-room BTO flat. Overall larger floor size of 115 sqm aside, the most striking difference between a 4-room vs 5-room BTO flat is the extra suggested study area space (that you see pictured above). In the floor plans, HDB suggested a study are in the much more spacious living room of 5-room flats, just opposite where the television console is meant to be set up. If you want a quieter study or work environment, you may have to build partition of full-height panels to block out the space.

3-Gen

There are two variants to the 3-Gen flats here. Although all 3-Gen flats span a total of 120sqm, one has more internal floor space than the other. Pictured above, one of the 3-Gen floor plan features a centralised living and dining area, with the main bedroom tucked to the left of the flat (so much privacy!) and all other bedrooms to the right of the house. This variant spans 110sqm.

The other variant gives you 115 sqm in internal floor space but comes with a typical BTO linear layout with a much narrower living room area for television time.

Punggol Point Cove BTO Review

Punggol Point Cove BTO presents an exciting opportunity for waterfront living in a vibrant, community-oriented setting. While the 10-minute walk to the LRT station might not appeal to everyone, the future connection to the Cross Island Line offers long-term convenience.

Key strengths

  • Waterfront location: Enjoy stunning views, proximity to Coney Island, and a connection to nature.
  • Strong community focus: Courtyards, sky bridges, and communal spaces foster interaction and belonging.
  • Comprehensive amenities: On-site childcare, playgrounds, fitness facilities, and easy access to nearby schools, shopping, and healthcare.
  • Attractive pricing: Offers a more affordable entry point compared to resale flats in similar waterfront locations.
  • Future potential: The upcoming Cross Island Line and Punggol Regional Sports Centre enhance connectivity and leisure options.

However, there are some cons to consider, such as the 10-minute walking distance from the BTO to LRT might not be the ideal choice for everyone, especially if immediate MRT access is crucial. The noise and smell from the potential Chinese temple may also be a consideration to some.
