Despite our small size, choosing where to live in Singapore is no easy task. Living near our parents and childhood home seems to be the safest option, because we already know what it's like to live there, and given the proximity housing grant for resale flats.

But for those looking to live elsewhere, and have no idea where to start, here's a comprehensive guide of all the districts in Singapore - what they're known for, what they can provide, and most importantly, how much it costs.

What is a 'district' in Singapore property?

First things first: what's a district? When property agents throw out terms like ‘district 15’ and ‘core central’ and ‘prime estate’, it’s easy to get overwhelmed with guessing just where or what they are referring to. In the past, the term 'District' was used to refer to the 28 postal districts established in the 1950s. While this classification system is no longer in use for postmen, property agents and the real estate market still largely utilise the districts as a guide to areas around Singapore, so it’s important to understand this terminology.

Here is a general overview of property prices across the districts in Singapore. Actual prices of property vary, this is just a general observation based on current market rates.

Home to the Central Business District, residents of District 01 have direct access to the heart of Singapore. Busy all the time, District 01 is alive with office workers in the day, and party goers in the night. The convenience is unparalleled, and the views are unbeatable – a collection of all of Singapore’s most iconic landmarks. 

District 1 stands as a trailblazer in the city's entertainment scene, boasting an array of upscale restaurants, alfresco dining establishments, lively bars, and pubs. Additionally, it pulsates with commercial and administrative activities, hosting key commercial offices, alongside iconic buildings and monuments.

Despite its high costs, District 1 remained the top choice for property buyers, with developments like The Sail @ Marina Bay, Marina Bay Suites, and V on Shenton garnering significant attention.

With most of the first few HDB estates built here, District 03 has some of the most established neighbourhoods, making it extremely convenient. Its parks, grocery stores, hawker centres, and even MRT stations have been around for quite some time, and are aplenty in the area.

Queenstown holds historical significance as the site of Singapore's pioneering public housing initiatives. It was the first residential area chosen for public housing and later developed into the nation's inaugural satellite town. Today, Queenstown boasts a plethora of amenities, including shopping centers like Queensway Shopping Centre and IKEA Alexandra, as well as a diverse array of dining options

Though District 3 is home to a lot of older folks, certain areas are undergoing major gentrification, meaning that more and more hipster cafes and drip-coffees are opening up. There are also younger couples moving in too, making this district a vibrant and diverse place to live and play.

This coastal region has one of the best sea views in Singapore, especially from Mount Faber. Elusive in housing, the only HDB estate there is Telok Blangah, though there are of course other landed and condominium options such as Keppel Bay, Skyline Residences, and plenty more.

The allure of waterfront living and scenic views of the Strait of Singapore have made District 04 a sought-after residential destination. Its central location and proximity to premier leisure destinations like Resorts World Sentosa, Vivocity, and Mount Faber add to its appeal.

It is also close to the Henderson Waves, Telok Blangah Hill Park, and Hort Park, which provides amazing exposure to natural forests and greenery. Or, if you're into sea sports, Sentosa is highly accessible through both driving and the monorail, where you can enjoy beach views and the sea breeze.

Lying on the edge of the central region, District 05 is the perfect mix between bustling city and quiet neighbourhood.

It stretches along the green line, taking less than 20 minutes to travel to both the core central and the airport by MRT. Boon Lay, named after landowner Chew Boon Lay, has transformed from a swampy jungle to Singapore’s first industrial estate. Food enthusiasts can also visit Barry Callebaut, the world’s largest chocolate company, located in Boon Lay.
