Tengah has transitioned from a “pioneer” construction site into a functioning, albeit still developing, residential town. The “Forest Town” has seen a significant influx of amenities over the last 12 months to support the thousands of residents now living in the Plantation and Garden districts.
The current population of Tengah is estimated to be between 25,000 and 35,000 people. While the town is designed to eventually house approximately 42,000 new homes (which would mean a final population of around 150,000 people),

Tengah residents currently fall under the jurisdiction of the Hong Kah North Single Member Constituency (SMC). Until a dedicated branch office is constructed within the heart of Tengah’s own “Forest Town” centre, residents are served by the existing branch office located at Blk 315 Bukit Batok Street 32.
HDB said the keys for about 295, or 12.6 per cent, of the 2,333 units in Plantation Acres and Plantation Grange have been collected as at Sept 26.
Tengah Bus and MRT Services
The transport landscape in Tengah has undergone a dramatic transformation, moving away from the initial reliance on shuttle services to a more robust, multi-modal network. The most significant milestone is the commencement of operations for the Jurong Region Line (JRL).

Residents in the Plantation and Garden districts now benefit from direct train access via MRT stations such as Tengah Plantation and Tengah Park, which link the “Forest Town” to major interchanges like Jurong East and Choa Chu Kang.
- Bus Service 992: Connects Tengah (Plantation/Garden districts) to Bukit Batok MRT/Interchange. This is the primary feeder for residents commuting to the North-South Line.
- Bus Service 870: Connects Tengah to Jurong East Bus Interchange (nearby JEM, Westgate, and IMM).
- Bus Service 871: A newer service that links the Garden District to Bukit Gombak MRT and the surrounding neighbourhood markets.
- Bus Service 993: Provides connectivity from Tengah to Jurong West and the Jurong East area.
- Bus Service 160: Certain trips or route adjustments now serve the periphery of Tengah to connect residents toward Phoenix and Kranji.
This connectivity is further bolstered by the fully operational Tengah Bus Interchange, which serves as a central hub for several key trunk and feeder services, including Bus 992, 870, and 871, ensuring seamless travel to neighbouring mature estates and MRT lines.
The town’s commitment to a “car-lite” philosophy is also becoming more tangible through its extensive active mobility network. Dedicated cycling paths and pedestrian-friendly walkways now weave through the completed residential precincts, connecting homeowners to the Forest Corridor—a massive 100-metre wide greenery stretch that serves as both a scenic route and a functional path for those commuting by bicycle or personal mobility devices.
Furthermore, the pioneering underground road system in the Town Centre is taking shape, designed to keep vehicular traffic below ground level and preserve the surface for recreational use and safe pedestrian movement.
Tengah Food
Plantation Plaza is the primary shopping and dining hub for Tengah.
With the Tengah Town Centre (Park District) and the Garden District Market Place slated for further openings in late 2026 and 2027, residents can expect a much larger hawker centre. This will likely include even more diverse non-halal options, ranging from traditional heritage hawker stalls to modern fusion concepts.

Tengah Halal Food
There are, unfortunately, not many halal food options in Tengah. You’ll have to hop out to Bukit Batok or Jurong East for more food options. Plantation Plaza is currently the most reliable spot for Halal dining in Tengah. Some halal food options include: Mr Biryani, Beradik by Western Boy, Brunch & Co, Nasi Lemak Ayam Taliwang, Prata Lahhh!, and fast food chains such as Burger King, KFC and Pizza Hut.

The Tengah mobile grocery truck will be in Plantation Acres on Wednesdays and Fridays, and in Plantation Grange on Thursdays, from 3pm to 8pm.
Tengah Mobile Grocery Truck (Ceased)
During the early development stages of Tengah, particularly between late 2023 and mid-2024, the town was famously referred to as a “pioneer” estate due to the significant lag between residents moving in and the completion of permanent commercial amenities.
To bridge this gap, NTUC FairPrice introduced mobile grocery trucks, which became a lifeline for the first wave of homeowners in the Plantation District. These specially outfitted vans served as “mini-supermarkets on wheels,” parking at designated BTO void decks such as Plantation Acres and Plantation Grange on a fixed weekly schedule.
Vending machines with hot food were installed by HDB in December.
The stock within these trucks was meticulously curated to cover essential daily needs, offering everything from fresh produce, eggs, and bread to pantry staples like rice, cooking oil, and even basic toiletries. For many residents, the arrival of the truck was a vital alternative to a lengthy commute to the nearest established supermarkets in Bukit Batok or Jurong West. It offered a unique, community-focused shopping experience where neighbours would often queue together, sharing the shared experience of living in Singapore’s newest, and then-quietest, neighbourhood.
The mobile grocery is part of interim measures taken by HDB to improve convenience while other amenities in the estate are being built.
However, the scale of the trucks was naturally limited, and they were always intended as a temporary measure. They primarily operated during specific windows—often for just a few hours in the late afternoon or evening—which meant that residents had to plan their grocery runs with precision. While the trucks provided the basics, they could not offer the full variety of a brick-and-mortar store, leading some residents to still rely heavily on online delivery services or weekend trips to larger malls like Le Quest or Westgate.
As of early 2026, these mobile grocery trucks have largely been phased out, following the successful opening of permanent retail options like Plantation Plaza and the various Sheng Siong and U-Stars outlets now scattered across the estate. While they are no longer a daily sight, the trucks remain a significant part of Tengah’s early history, symbolising the “kampung spirit” of the town’s first residents who navigated the challenges of living in a forest-town-in-the-making.

Tengah BTO Projects
Tengah, Singapore’s first “Forest Town,” has been developed across five distinct districts: Plantation, Garden, Park, Brickland, and Forest Hill. Since the first sales launch in 2018, dozens of Build-To-Order (BTO) projects have been released, each contributing to the town’s vision of sustainable, car-lite living.

The Plantation District was the first to see development, focusing on the town’s agrarian (relating to a cultivated land) theme. Plantation Acres was the pioneer project launched in November 2018, featuring 1,193 units with key collection starting in late 2023. At launch, prices for 4-room flats started from approximately $290,000.

This was followed by Plantation Village (launched May 2019, 1,620 units) and Plantation Grange (launched November 2019, 1,172 units), both of which saw residents moving in throughout 2024. These early projects were priced competitively, with 5-room flats typically starting around $410,000.
More recent additions like Plantation Creek (launched February 2022, 713 units) and Plantation Edge (launched 2023) are expected to complete key collection between 2026 and 2027.
Tengah Garden Vibes, Garden Bloom, Garden Vale, Garden Terrace, and Garden Waterfront all surround Tengah Garden Walk.
The Garden District
The Garden District provides a picturesque living environment framed by water features and greenery. Garden Vale and Garden Court were amongst the early launches in May 2019, together contributing over 1,700 units. Key collection for these projects generally occurred in 2024.

Prices during the 2019 sales exercises for 4-room units in this district sat between $300,000 and $360,000. Subsequent projects such as Garden Vines (launched November 2019, 790 units), Garden Bloom (launched February 2021, 782 units), and Garden Waterfront I & II (launched November 2022, 2,077 units) have extended the residential footprint, with key collections stretching from 2025 into 2027.

The Park District
The Park District serves as the heart of Tengah, housing the town centre. Significant projects here include Parc Residences (launched August 2020, 1,044 units) and Parc Woods (launched May 2021, 432 units).

As these projects are more centrally located, launch prices for 4-room were slightly higher, often starting from $320,000 to $350,000. Key collection for the Park District projects is largely scheduled for 2025 and 2026. Parc Clover and Parc Glen (launched November 2021) added another 1,600 units to this central zone, with completions expected by early 2027.

Brickland and Forest Hill Districts
The final frontiers of Tengah, Brickland and Forest Hill, have seen launches more recently as the town matures. Brickland Weave was a significant launch in February 2023, offering 1,641 units with 4-room prices starting from $350,000.

Tengah’s Development
The development of Tengah has been a steep learning curve for both HDB and residents.
Phase 1 (2023 – Mid 2024)
This was the most challenging period. Residents moved into “Plantation Acres” with virtually no shops. Amenities were limited to mobile grocery trucks and temporary vending machines.
Phase 2 (Late 2024 – 2025)
This period saw the opening of the Tengah Bus Interchange and the completion of the first “Neighbourhood Centre” (Plantation Plaza). The focus shifted from just building flats to establishing the “software” of the town—clinics, enrichment centres, and preschools (PCF Sparkletots/My First Skool).
Phase 3 (January 2026)
The Integrated Town. Tengah now feels like a contemporary HDB town. The distinctive “Car-Free Town Centre” features are becoming visible, with parks and walking trails increasingly connected. While some parts (like the Park District) are still under heavy construction, the Plantation and Garden districts are now self-sufficient enough that residents no longer need to travel to Bukit Batok or Jurong for basic survival.
