June 2023’s school holidays were busy for buyers who secured a unit at freehold condo Urban Treasures as they collected the keys to their new homes.
Launched in November 2019, the Urban Treasures condo, located in the Eunos area about 12 minutes’ walk from Kaki Bukit MRT, received its Temporary Occupation Permit (TOP) on 30 June 2023. The project, which consists of two 12-storey blocks, was developed by Fragrance Treasures Pte Ltd.

Urban Treasures Price
During the launch, units at Urban Treasures were sold at a starting price of $845,000 for 452 ft one-bedroom units. The starting price for 1,270 sq ft 4-bedroom units was about $2.3 million, or $1,830 psf. According to data from PropertyGuru, the current selling price of units ranges from $1,180,000 to $1,998,888.
These prices are high compared to those of other freehold condos in the area. For instance, units at nearby freehold condo Tropika East are selling for $780,000 to $1,200,000.
Urban Treasures is thus more suitable for those who are willing to pay for a more exclusive, luxurious home, and not so much for those just looking for a good deal or to maximise their investment yield.

Urban Treasures Location
Urban Treasures is located at 207 Jalan Eunos, Singapore 415799, in the Eunos area, about 12 minutes’ walk from Kaki Bukit MRT station and 16 minutes’ walk from Ubi MRT station. Both stations are on the Downtown Line and connect directly to Telok Ayer MRT in the CBD area.
Near Ubi industrial area
The condo is located in the Eunos area, a stone’s throw from the Kaki Bukit and Ubi industrial areas. This is not ideal for residents, except those who work there, as the selection of amenities in these industrial areas is not very attractive.
Near Telok Kurau Primary
However, parents with children will benefit from the proximity of numerous schools, including Telok Kurau Primary School, Maha Bodhi School, Eunos Primary School and Manjusri Secondary School.
Near Geylang, Paya Lebar
While there are not that many amenities in the immediate vicinity of the condo, residents can benefit from the proximity of neighbouring areas such as Geylang and Paya Lebar, including the new amenities being developed in place of Paya Lebar Airbase. In fact, the new developments expected in Paya Lebar may boost Urban Treasures’ potential for capital gains, making it more attractive to investors.

According to the floor plans, units at Urban Treasures range from 1-bedroom (from 42 sqm) to premium 4-bedroom (1,270 sq ft). All units are equipped with at least one balcony, which is a nice touch for those who want to enjoy the view, grow plants and so on.

The 1-bedroom and 2-bedroom units are particularly space-efficient, with no corridors. This makes them extra attractive for singles and couples without kids, as the units feel more spacious despite the rather modest size.
Investors looking to rent out their units to expat tenants can also maximise their rental yield thanks to the space-efficient layout.

Meanwhile, the 3-bedroom and 4-bedroom units come with a shared bathroom as well as an en-suite bathroom for the master bedroom, and in the case of 4-bedroom units, an en-suite bathroom for a second bedroom as well. This is par for the course for most condos of this size, and is practical as larger households do not need to fight for bathrooms.
Investors can also rent out rooms in the unit while maintaining privacy in the master bedroom, or rent out the master bedroom at a higher price.

Urban Treasures Rent
The rental price range of units at Urban Treasures is currently $1,900 to $6,000 according to PropertyGuru. By comparison, units at nearby freehold condo Tropika East, which are selling for $780,000 to $1,200,000, command rents of $3,000 to $4,600.
Urban Treasures 2-bedroom units measuring 517 sqft to 646 sqft currently command rental prices of about $3,200 to $4,000 per month, according to data from PropertyGuru. The selling price for 2-bedroom units on the market is currently in the $1,499,999 to $1,610,000 range. This translates to an unexceptional rental yield.
These figures indicate that the rental yield of Urban Treasures is relatively low compared to other condos in the area. It is thus more suitable for buyers who intend to live in the property or potentially profit from capital gains years down the road.
Urban Treasures Condo Review
Urban Treasures is a relatively exclusive and luxurious development. Consisting of 237 units spread out over two 12-storey blocks, it is a small-medium development suited for homebuyers who desire a high degree of privacy and who wish to live in the east close to popular areas such as Geylang, Paya Lebar, Katong and East Coast. The condo’s freehold status also makes it ideal for those who wish to have their children inherit the property.
The property is equipped with most of the usual condo facilities, including a 25m lap pool, a spa pool with a jacuzzi, tennis courts, a gymnasium and dining pavilions with barbecue pits.
For investors, Urban Treasures is more suited to those who wish to benefit more from capital gains than rental income. The development of the nearby Paya Lebar Air Base, as well as the general popularity of the Eunos area amongst expats and affluent locals, have the potential to keep the property’s future value afloat.
In terms of rental yield, Urban Treasures may not perform extremely well compared to other condos in the area due to its premium selling price. That said, 1-bedroom or 2-bedroom apartments might still be able to produce an attractive rental yield, particularly given the Eunos area’s popularity amongst young expats.
