Introduced in the late 1960s, these 4-room HDB units were roughly 70 to 75 sqm. They were a massive step up from the 1- and 2-room emergency HDB flats, offering three bedrooms and a living area, but with very basic finishes and utility-focused layouts.

As the economy improved, HDB introduced the “New Generation” 4-room HDB flats, which grew to about 90 sqm. These were the first to feature “en-suite” master bathrooms (a toilet attached to the master bedroom), which was considered a significant luxury at the time.

Later in the 1980s, the 4-Room Model A became the gold standard, spanning roughly 100 to 110 sqm. They featured more generous kitchen spaces and separate dining areas.

Today’s 4-room BTO flats are typically standardised at 90 to 93 sqm (approx. 970 to 1,000 sq ft). While smaller than the Model A units of the 90s, they are designed with much higher space efficiency.

An interracial couple’s 4-room BTO renovation

This $45,000 renovation of a 1,001 sq ft 4-room HDB BTO flat serves as a vibrant “rojak” of cultures for newlywed interracial couple Nurul and Chen.

Eschewing structural hacking, the couple worked within the standard HDB footprint to create a Mid-Century Modern sanctuary that intentionally blends Chinese and Malay influences.

The design is a celebration of their shared journey—from their first meeting over a curry puff at the airport to their collaborative approach to homemaking, where Nurul took the lead on aesthetic decisions with Chen as her advisor.

This $50,000 renovation of a 4-room HDB BTO flat at Skyville @ Dawson balances a modern industrial aesthetic with livable warmth.

Designed by Cynthia Liau of The Inside Job for newlyweds Royce Fam and Irene Li, the flat makes full use of its 23rd-floor position to highlight panoramic urban views.

The interior departs from a purely raw industrial look by incorporating wood-look laminates and an open-concept layout that ensures the living and dining areas feel spacious and welcoming rather than cold.

This $70,000 renovation of a 1,196 sq ft 4-room HDB flat in Tampines transforms a 35-year-old unit into a “back-to-basics” retirement sanctuary that doubles as a museum for a sprawling superhero toy collection.

The homeowner-designer, Calvin Ho, a creative entrepreneur, reconfigured the original 3-bedroom layout by knocking down one wall to create a bright, expansive living and dining area.

This open-plan space is grounded by engineered wood flooring in a herringbone pattern and features custom cabinetry specifically designed to showcase his curated selection of high-end figurines.

This $100,000 renovation of a 1,254 sq ft 4-room HDB flat in Serangoon North Avenue 1 transforms a 40-year-old unit into a modern, neutral-toned sanctuary for a bachelorette and her dog.

Designed by Ovon Design, the project was strategically timed with HDB’s Home Improvement Programme (HIP) to address the flat’s aging infrastructure.

$130,000 Retro 4-Room HDB Design

This $130,000 renovation of a 1,500 sq ft 3-bedroom resale HDB flat in Tampines is a wholesale transformation of a 24-year-old unit into an eclectic, “chapalang” sanctuary.

Designed by Gayle Leong of 3PSI for homeowners Jo Henson and Merlyn Hor, the project was a collaborative effort that prioritised storage and space-planning to accommodate the couple’s many hobbies and their love for entertaining.

The structural overhaul involved converting one bedroom into a massive walk-in wardrobe and expanding the master bathroom by repurposing space from the storeroom, resulting in a layout that feels both spacious and highly organised.
