HDB’s June 2026 BTO exercise saw the launch of Sembawang Brook and Sembawang Portico. Located adjacent to each other, they will sit within the 53-hectare Sembawang North Estate.

Sembawang Brook Standard

Sembawang Brook falls under the Standard category, which comes with the most flexible set of rules among the three BTO classifications. Buyers:

  • Are subject to a Minimum Occupation Period (MOP) of five years
  • Can rent out their entire flat after fulfilling the MOP
  • Are not required to pay a subsidy recovery upon resale

For prospective homeowners, this provides greater flexibility down the road. Whether it’s upgrading to a larger home as the family grows, relocating for work, or moving closer to a preferred school, owners are not locked into the flat for an extended 10-year period.

Sembawang Brook Waiting Time

With a waiting time of just 2 years and 9 months, Sembawang Brook offers the second shortest construction timeline in the June 2026 BTO exercise.

This could be especially appealing to buyers who are currently renting, living with their parents, or hoping to start a family in the near future. Assuming construction stays on schedule, successful applicants can expect to collect the keys to their new home from as early as March 2029.

Sembawang Brook Unit Types

Out of the projects under HDB’s June 2026 BTO exercise, Sembawang Brook offers the widest variety of unit types, totaling to 1,160 units.

The availability of 5-room flats makes Sembawang Brook particularly well suited to larger families with three or more children. These households will also benefit from the enhanced Third Child Priority Scheme (TCPS), which takes effect from this BTO exercise and doubles the allocation quota for eligible families from up to 5% to up to 10%.

Sembawang Brook also stands out as the only project in this launch to offer 3Gen flats. Designed for multi-generational living, these units feature four bedrooms, two of which come with attached bathrooms. The layout provides greater privacy and comfort for households living with parents or in-laws, while making caregiving arrangements for both elderly family members and young children more practical.

Sembawang Brook Site Layout

Bounded by Admiralty Street and Sungei Sembawang, Sembawang Brook comprises five residential blocks ranging between 26 to 30 storeys high: 437A, 437B, 438A (housing 200 standalone rental flats), 439A, and 440A.

Things to note during unit selection:

  • Bus stops: Blocks 437A and 440A will be the closest to the planned bus bays and shelters at Admiralty Street and Sembawang Drive respectively, although a sheltered linkway ensures access from other blocks in between
  • Shops and eateries: Block 440A will be surrounded by eateries, shops, and activity areas. While this offers convenience, it may also be noisy.
  • Preschools: Families with young children are more likely to appreciate Blocks 437B for its proximity to the preschool, though several stacks face the Multi-Storey Car Park (MSCP) and units on the lower stories may not offer the most attractive views.
  • Construction: As the project is surrounded by construction sites, some dust and debris may be expected at the start especially for stacks facing the main road.

Sembawang Brook Amenities

Sembawang Brook’s on-site amenities include a children’s playground, fitness corners, and an 8-storey MSCP housing a preschool and rooftop garden with fitness facilities and community garden. There will also be a residents’ network centre and a standalone commercial building with a minimart, an eating house, another preschool, and some shops.

Sembawang Brook Future Transformation

The Sembawang North Estate is set to emerge as one of Singapore’s largest new housing precincts outside of Tengah and Bayshore. Plans for the area include approximately 2,000 BTO flats and 8,000 private homes, including three projects launched through HDB’s BTO exercises in 2025 and early 2026: Sembawang Beacon, Sembawang Deck, and Sembawang Voyage.

As development progresses, residents can look forward to a wider range of amenities, including commercial facilities, healthcare services, schools, and places of worship. New parks and recreational spaces are also planned to support a more vibrant and well-connected neighbourhood.

One of the centrepieces of the estate is a future neighbourhood centre that will house shops, dining options, and community facilities. Nearby, a Community Avenue featuring a 1-hectare park will provide playgrounds, fitness stations, cycling paths, and pedestrian walkways. Beyond creating spaces for leisure, these features are designed to strengthen links between Sembawang’s existing neighbourhoods in the south and future waterfront developments in the north.

The area’s transformation is set to continue beyond the estate itself. From 2028, the nearby Sembawang Shipyard will be redeveloped into a waterfront district comprising new homes, lifestyle and recreational attractions, and employment spaces. For residents, this could translate into a more attractive living environment and, potentially, stronger property values over the long term.

Sembawang Brook Projected Demand 

Compared with applicants vying for flats in more established towns, buyers considering Sembawang Brook could face relatively modest competition. During the February 2026 BTO exercise, nearby projects Sembawang Deck and Sembawang Voyage attracted first-timer application rates of just 0.4 to 1.4 times, making them some of the least oversubscribed projects in that launch.

Sembawang Brook Projected Resale Value 

As of June 2026, 4-room resale HDB flats in the surrounding area are transacting for around $550,000 to $650,000. By comparison, a 4-room flat at Sembawang Brook is priced between $302,000 and $428,000, offering buyers a substantial discount of about 40% relative to comparable resale flats at the point of purchase.

Sembawang Brook Pros and Cons

Pros:

  • Shorter wait time: At 2 years and 9 months, Sembawang Brook offers one of the fastest routes to homeownership in this launch.
  • Less competition: Nearby Sembawang projects in previous launches saw relatively low application rates, which could translate into better odds of securing a unit.
  • Luxury of space: The project offers 5-room flats and is the only development in this launch with 3Gen units, making it well-suited for larger or multi-generational households.

Cons:

  • Accessibility: Sembawang MRT is about a 15-minute walk away, and daily travel times can add up for those working in the city or other major employment hubs.
  • Developing estate: Early residents may have to contend with ongoing construction while relying on existing amenities elsewhere in Sembawang.
  • Lifestyle offerings: Much of the area’s planned transformation is still years away, so residents may find the area relatively quiet at least in the near term.

Ideal for: Buyers who prioritise affordability, space, and a quieter residential environment. 

Less ideal for: Singles and DINK couples who value MRT connectivity, doorstep amenities, and a vibrant lifestyle scene.
