Bounded by Admiralty Street and Sungei Sembawang, Sembawang Brook comprises five residential blocks ranging between 26 to 30 storeys high: 437A, 437B, 438A (housing 200 standalone rental flats), 439A, and 440A.
Things to note during unit selection:
- Bus stops: Blocks 437A and 440A will be the closest to the planned bus bays and shelters at Admiralty Street and Sembawang Drive respectively, although a sheltered linkway ensures access from other blocks in between
- Shops and eateries: Block 440A will be surrounded by eateries, shops, and activity areas. While this offers convenience, it may also be noisy.
- Preschools: Families with young children are more likely to appreciate Blocks 437B for its proximity to the preschool, though several stacks face the Multi-Storey Car Park (MSCP) and units on the lower stories may not offer the most attractive views.
- Construction: As the project is surrounded by construction sites, some dust and debris may be expected at the start especially for stacks facing the main road.

The Sembawang North Estate is set to emerge as one of Singapore’s largest new housing precincts outside of Tengah and Bayshore.
