Sembawang Voyage is the larger counterpart to Sembawang Deck in the new Sembawang North precinct. While it shares the same maritime heritage theme and “Standard” classification, it is a grander development with 1,173 units across four residential blocks rising up to 29 storeys. It is specifically designed for families who prioritised space and nautical charm over the immediate “Shorter Waiting Time” of its neighbour.

Sembawang Voyage is the largest development in the February 2026 launch, offering 1,173 nautical-themed units across four 29-storey blocks in the emerging Sembawang North precinct.

Classified as a Standard project, it provides a highly affordable entry point with a traditional 5-year MOP and no subsidy clawback, making it ideal for families seeking maximum space and future flexibility.

Sembawang Voyage BTO is a 21-minute walk from Sembawang MRT Station.

Transport

Sembawang Voyage is bounded by Sembawang Drive, Admiralty Street, and Admiralty Lane. Like Sembawang Deck, it is not within walking distance of the MRT. Residents will rely on a 10-to-15-minute bus ride to reach Sembawang MRT and Sun Plaza.

However, the site is better integrated into the “Community Wharves Link,” a pedestrian network inspired by the shipyard’s history. For drivers, the nearby North-South Corridor (NSC)—slated for completion by 2029—will be a game-changer, providing a much faster route to the city via dedicated bus lanes and cycling trunks.

Schools

For families with young children, Sembawang Voyage is exceptionally well-placed, sitting within the 1km “priority zone” of several established primary schools. This is a significant advantage for the Primary 1 Registration Exercise, as living within 1km provides the highest priority after sibling and alumni categories. Primary schools within 1km distance from Sembawang Voyage are namely:

  1. Northoaks Primary School (~250m - 300m)
  2. Endeavour Primary School (~500m)Canberra Primary School (~700m - 800m)
  3. Canberra Primary School (~700m - 800m)

Amenities

For daily needs, Sembawang Mart is just minutes away. The project itself is highly self-sufficient, featuring an on-site preschool and a 7-storey Multi-Storey Car Park (MSCP) with a massive rooftop community garden and fitness facilities. A new Neighbourhood Centre is also planned immediately adjacent to the site, which will serve as the commercial heart of Sembawang North.

Site Layout

The site layout of Sembawang Voyage is designed as a centerpiece of the new Sembawang North precinct, emphasizing the town’s maritime heritage through its architecture and community-centric planning. Spanning a significant plot bounded by Sembawang Drive, Admiralty Street, and Admiralty Lane, the layout prioritises vertical living and internal connectivity.

A major feature of the site layout is the 7-storey Multi-Storey Car Park (MSCP), which serves as the development’s primary service and social hub.

A preschool is located on the ground floor of the MSCP, allowing for safe and easy drop-offs away from the main peripheral roads

.The rooftop of the MSCP is transformed into a massive landscaped garden, featuring community gardening plots, fitness stations, and communal seating areas. This deck acts as an elevated “park” that is shielded from the street-level traffic.

Unit Selection

When selecting a unit at Sembawang Voyage, you are navigating a large development of 1,173 units spread across four residential blocks. Given its 29-storey height and location in the new Sembawang North precinct, your choice of stack will significantly impact your daily noise levels, sun exposure, and future resale appeal.

“Wealth” Stacks

High-floor units in Block 143A and 144A facing South are highly auspicious. These units tap into the Fire energy of Period 9 and will likely offer unblocked views of the upcoming Sembawang North parklands.

“Tranquillity” Stacks

Stacks facing the internal courtyard or the linear park are shielded from the road noise of Sembawang Drive.

Sha Qi Warning

Units on lower floors (below level 8) directly facing Admiralty Street or the junction of Sembawang Drive may experience Sound Sha from traffic. Aim for higher floors to rise above the noise and capture better “Qi” flow.

Sembawang Voyage BTO Price

2-room Flexi (Type 1) $150,000 - $187,000

5-room$439,000 - $582,000

When comparing Sembawang Voyage to the surrounding resale market, you are looking at one of the largest “valuation gaps” in the February 2026 launch. Because this is a Standard BTO project, it does not carry the price-dampening restrictions of the Plus or Prime models, making its entry price particularly attractive compared to the “market price” of nearby completed units.

A 4-room flat at Sembawang Voyage is essentially priced at a 35% to 45% discount relative to newer resale flats in the Canberra and Sembawang North cluster.

You are buying into a brand-new precinct (Sembawang North) at BTO rates. By the time your 5-year MOP ends (approx. 2034), the surrounding infrastructure, including the Waterfront district and the Neighbourhood Centre, will be fully operational, likely narrowing the price gap with the rest of the town.

Sembawang Voyage Future Transformation

By the time your 5-year MOP ends (around 2035), you will be living in a Waterfront Heritage Town. The nearby Sembawang Shipyard redevelopment (starting 2028) will introduce seaside boulevards, public plazas in repurposed dry docks, and a lifestyle district with boathouses and coastal greenery.

This transformation is expected to significantly uplift property values in Sembawang North, turning it from a “frontier” estate into a sought-after maritime-themed lifestyle hub.
