Tampines Nova is arguably the most coveted project in the February 2026 launch, primarily because new BTO sites in the absolute heart of Tampines Central are incredibly rare. This “Plus” model project consists of just 255 units across two 14-storey blocks.

Its positioning is its strongest selling point, located within a 11-minute walk of the Tampines MRT Interchange (East-West and Downtown Lines), the Tampines Bus Interchange, and the “big three” shopping malls: Tampines Mall, Century Square, and Tampines 1.

For those who value the “Shorter Waiting Time” (SWT) scheme, this project delivers a home in just two years and eight months, a significant pull for couples wanting to move in quickly.

Tampines Nova is a highly exclusive “Plus” project located in the heart of Tampines Regional Centre, offering just 255 units within a prime 5 to 10-minute walk to the MRT interchange and major malls. It stands out for its ultra-short waiting time of just 32 months, though it carries a 10-year MOP and 6% subsidy clawback due to its superior central location.

Transport

Positioned in the heart of the Tampines Regional Centre, Tampines Nova’s transport options cater to both public transport commuter, drivers, and cyclists.

Residents are just a 5-to-8-minute walk (approx. 600m) from the Tampines MRT Interchange. This provides direct access to two major MRT lines.

You are situated right next to the Tampines Bus Interchange, one of the busiest hubs in the East. The bus interchange houses over 25 bus services (including feeder services 291 and 293) that cover almost every corner of Tampines, Simei, and Bedok, as well as express routes to the city.

There are also bus stops along Tampines Avenue 5 and Tampines Concourse directly outside the development. These provide high-frequency services for shorter internal trips to Our Tampines Hub or Tampines East.

Site Layout

Bounded by Tampines Avenue 5, Tampines Central 8, and Tampines Concourse, the development is designed to integrate seamlessly with the existing high-rise commercial and residential landscape.

Tampines Nova consists of two 14-storey residential blocks housing a total of 255 units. The majority of units are oriented in a North-South direction. This is strategically planned to capture the prevailing winds and provide a cooler living environment by avoiding the harsh afternoon West sun.

As a smaller project, the blocks are arranged to create a sense of enclosure and community. The lower height (compared to the 49-storey Redhill Peaks) makes for a more intimate “neighbourhood” feel within the town centre.

The heart of the development is a central courtyard at ground level, which serves as the primary social lungs for the residents. This courtyard features children’s playgrounds, fitness corners, and sheltered seating areas, all within a safe, traffic-free environment.

Atop the 7-storey Multi-Storey Car Park (MSCP) - strategically placed to act as a noise shield against the adjacent commercial developments. This rooftop garden space is designed for community gardening and provides a quiet retreat from the bustling streets of Tampines Central.

Unit Selection

The project is small (only 255 units) and nestled in a high-traffic regional centre. With only two residential blocks reaching 14 storeys, the focus is on balancing unblocked views with noise mitigation from the surrounding urban bustle.

Most units follow a North-South orientation, which is the “gold standard” in Singapore for avoiding the harsh afternoon West sun.

Best Stacks Overall

According to Feng Shui, from 2024–2043, North-facing units are highly auspicious for health and stability. At Tampines Nova, these are also the most coveted for their views. High-floor units (above the 10th storey) in Block 146A facing Tampines Concourse are most recommended overall.

These stacks look out toward Sun Plaza Park and the low-rise commercial buildings. Unlike the south-facing units that look into other residential blocks or Our Tampines Hub, these units offer a greater sense of distance and unblocked “Bright Hall” Qi.

Best Stacks for Privacy

Look for corner units in Block 146A that face away from the main road (Tampines Avenue 5). Since the blocks are only 14 storeys high, you won’t get the “sky-high” views of Redhill, but you will benefit from a more intimate, less windy environment.

Stacks Avoiding ‘Sha’ Energy

Because the site is bounded by Tampines Avenue 5, road noise is the primary “Sha Qi” (negative energy) to mitigate. Units that face the internal central courtyard. These stacks are shielded from direct road roar by the outer blocks and the 7-storey Multi-Storey Car Park (MSCP).

Tampines Nova BTO is a 16-minute walk to St Hilda’s Primary School.

Schools

The standout feature for many families is the proximity to St. Hilda’s Primary, widely considered one of Singapore’s top-tier schools.

  1. St. Hilda’s Primary School (Within 1km)
  2. Tampines Primary School (Within 1km)
  3. Chongzheng Primary School (Within 1km)
  4. Yumin Primary School (Within 1km)
  5. Gongshang Primary School (Within 1km)

The convenience doesn’t end after Primary 6. Your children can benefit from a “seamless education” without long commutes - St. Hilda’s Secondary, Tampines Secondary, and Pasir Ris Secondary are all within walking distance or a short bus ride.

Finally, you are remarkably close to Temasek Polytechnic and a short train ride from the Singapore University of Technology and Design (SUTD).

Tampines Nova Price

Most resale units along Tampines Avenue 5 have about 60–65 years left on their lease. Tampines Nova gives you a fresh 99-year lease, which is a massive advantage for long-term value retention.

  • 2-room Flexi (Type 1): $197,000 - $235,000
  • 2-room Flexi (Type 2): $214,000 - $292,000
  • 4-room: $459,000 - $602,000

You are buying a brand-new unit for roughly $200,000 to $300,000 less than a similarly located resale unit like Centrale 8 (the DBSS directly adjacent to the site). While you save upfront, remember the 6% subsidy recovery. If you sell the flat for $1,000,000 in the future, you must return $60,000 to HDB.

Centrale 8 (HDB resale DBSS)$850,000 – $950,000~12 years old

Tampines Nova is a “no-brainer” for those who plan to stay for the long haul (10+ years), as you’re essentially getting a Central Tampines location at a 30% discount compared to the open market.
