Woodlands North Verge BTO Review: Waterfront flats very near Johor Bahru

Woodlands North Verge was launched in the HDB BTO February 2025 sales launch. The 1,563-unit BTO project is one of three Standard projects in that launch, the other two being located in Yishun. This means that buyers will serve a five-year Minimum Occupation Period (MOP), after which they can sell or rent out the flat.

Situated on Admiralty Road West near Woodlands Checkpoint and within walking distance of views over the sea and of Johor, Woodlands North Verge will enable residents to get to Johor Bahru in a matter of minutes. In fact, it’ll be easier for residents to go to Malaysia than to travel to the city centre in Singapore.

Woodlands North Verge buyers are expecting to collect their keys in February 2029 after a four-year wait. Let’s find out more about the BTO project.

Woodlands North Verge BTO Price

At the February 2025 BTO sales launch, Woodlands North Verge prices were fixed at $140,000 to $251,000 for 2-room Flexi flats, $275,000 to $363,000 for 3-room flats, $365,000 to $528,000 for 4-room flats and $486,000 to $661,000 for 5-room flats.

Now, considering how remote Woodlands is considered, these prices, while still relatively affordable, are a little on the high side compared to Chencharu Vines and Chencharu Green, which were both launched in Yishun in the same sales exercise. The waterfront views might have had a role to play in raising the prices.

The area immediately surrounding the Woodlands North Verge site is currently undergoing redevelopment, but a bit further away, on Woodlands Street 82, a 12- to 18-minute walk from Woodlands North MRT station, 4-room flats are selling for $488,000 to $600,000 on PropertyGuru. These are all older flats that received their TOP in 1994.

These prices are higher than Woodlands North Verge’s launch prices despite the age of the flats, so buyers shouldn’t worry about capital gains. In any case, new HDB flats with a 5-year MOP are virtually always profitable if sold right after the MOP has been served. That said, this is not an area in Singapore that sees the best capital gains, so I would not buy a flat here mainly as an investment.

The site plan shows where the BTO site is located on Admiralty Road West. Woodlands North MRT station will be an easy walk away. Some units will also enjoy unblocked views of the Straits of Johor.

Woodlands North Verge BTO Location

Woodlands North Verge will be bordered by Admiralty Road West to the north and a new, under-construction road to the east. The BTO’s west side is bordered by a mangrove forest leading to the sprawling Admiralty Park, offering some residents calming views over green spaces.

Woodlands North MRT station will be a five-minute walk away once the new roads leading to it have been constructed.

The Woodlands Checkpoint leading to Johor Bahru is located nearby as well, at less than 30 minutes away on foot and 10 minutes away by car. The trip will be even easier when the Johor-Bahru Singapore Rapid Transit System opens in 2026, as the Singapore RTS terminus will be at Woodlands North station. This is thus a highly convenient location for those who wish to do their groceries regularly in JB, or simply hop over to Malaysia for cheaper food and entertainment.

Despite these advantages, it must be recognised that this is a somewhat remote area in Woodlands, with no major shopping malls and few established amenities located in the immediate vicinity.

As far as schools go, while there are none within 1 km or less than a 20-minute walk away, a little further away, residences can choose from options such as Qihua Primary School, Marsiling Primary School, Marsiling Secondary School, Riverside Secondary School and Republic Polytechnic.

According to fengshui readings, the Woodlands North Verge BTO site is quite auspicious and favours health and wealth, and should aid in holding down a stable job and accumulating wealth. It also favours rest and recuperation. Units that can see the waterfront from their living room are particularly predisposed to prosperity.

Woodlands North Verge BTO Floor Plan

Woodlands North Verge is composed of 330 2-room Flexi flats, 80 3-room flats, 600 4-room flats and 530 5-room flats.

2-Room Floor Plan

The 2-room Flexi flats come in two layouts. The Type 1 floor plan measures 40 sqm, inclusive of air-con ledge, and is very compact. However, I feel the layout could afford to be more space efficient, given the limited space. The front door opens into a space-wasting corridor that leads on the left to the kitchen, with the entrance to the household shelter on the right.

The Type 2 floor plan measures a bigger 48 sqm, inclusive of air-con ledge. It also has a rather space-inefficient entry into a corridor. However, thanks to the more spacious floor area, it also has a nook, accessible from the living room, that can be converted into a dining area, study or even guest bedroom, and can be closed by an optional folding door for those on a short lease.

3-Room Floor Plan

The 3-room flats measure 69 sqm, including air-con ledge, and comprise two bedrooms lined up side by side, followed by the living/dining area. The layout includes a corridor from which the bedrooms, kitchen and bathrooms are accessed.

4-Room Floor Plan

The 4-room flats measure 93 sqm, inclusive of air-con ledge. The layout is highly typical of 4-room HDB flats—three bedrooms lined up in a row and accessible via a corridor, and the entrance opening into the living/dining area.

5-Room Floor Plan

The 5-room flats measure 113sqm, inclusive of air-con ledge. The layout is similar to that for 5-room flats but with a much more spacious living/dining area and kitchen. With the extra space, you could set up a study or home office and still have ample space for your living/dining area.

Woodlands North Verge BTO Rent Price

At Woodlands Street 81, a 13-minute walk from Woodlands North MRT station, the rent for 4-room flats advertised on PropertyGuru is currently $3,480.

This wouldn’t be a very attractive rental yield, considering current prices in the area. In any case, Woodlands is generally not an area that offers great rental yields.

Potential tenants would probably include young households or singles looking for an affordable place to rent.

Woodlands North Verge BTO Review

Woodlands North Verge is a fairly affordable BTO buy, with its main advantages being its proximity to JB, the abundance of greenery and the seafront views that can be enjoyed nearby.

However, for those who crave convenience, it is not in the most amenity-rich area, with no major malls or popular eateries nearby. It is also quite a distance from the city centre, although the proximity of Woodlands North MRT station, a five-minute walk away, does give connectivity a boost.

While Woodlands North Verge might not be the most promising property for investors, it can be a suitable starter home for those who want to be close to nature and enjoy going to Malaysia.
