Punggol Northshore Cove BTO Feng Shui

According to geomancy.net, the site plan suggests a "combination of two rectangular plots 'fused' together at the middle by a neighbourhood centre." This could potentially create challenges in terms of energy flow and auspiciousness depending on the specific unit location.

Blocks NW2 and NW3 and SE2 and SE3 seem to receive the most favourable reviews under the Flying Star and Eight House concepts. However, it's crucial to consider the specific unit number and facing direction within each block for a more accurate assessment.

Units facing the waterfront are generally considered advantageous as they benefit from positive water energy and scenic views.

Take note: it's important to remember that feng shui is highly personal and interpretations can vary depending on individual circumstances and preferences. It's always recommended to consult a qualified feng shui expert for a detailed analysis specific to your unit and needs.

  • 2-Room Flexi Type 1 that is 38 sqm (only for short lease/ HDB rental),
  • 2-Room Flexi Type 2 that spans 47 sqm,
  • Type 2 for short lease.

In the virtual tour on HDB's website, you’ll get to see that the 2-room flats in Punggol Northshore Cove BTO have an odd layout. Step into the flat, you have the kitchen on your side, and the bomb shelter in the middle of the house. The good thing is, since the bomb shelter wall cannot be hacked, you can use it as a privacy wall - blocking your bedroom from view.

There are 4 different types of 4-room flats available. They are namely the:

  • 4-Room Open-concept kitchen that is 96 sqm (internal floor area of 93 sqm)

So, what is the difference between the 93sqm 4-room and the 96sqm 4-room flat? A very narrow balcony perhaps the size of a 3-seater sofa. If you are big on plants, perhaps this will be sufficient reason to go for a unit with the balcony. Otherwise, the rest of the layout is entirely the same.

Northshore Cove BTO Review

While Northshore Cove offers many attractive features, it's always important to consider potential drawbacks before making a decision.

Here are some pros and cons of Punggol Northshore Cove BTO to ponder:

  • Limited MRT access: Although the LRT station is close, the MRT connection requires a further trip. This might be inconvenient for those heavily reliant on MRTs. In addition, the CRL will only be open in 2032. Then again, it’ll be at Punggol MRT.
  • Maturity of the area: Although Punggol is developing rapidly, Northshore Cove itself is relatively new. Amenities and infrastructure might not be as established compared to more mature estates.
  • Construction noise: With several upcoming developments in the vicinity, there's the potential for construction noise affecting the peace and quiet, especially in the near future.
  • Distance to essential services: While shops and supermarkets are present, depending on your specific needs, some essential services like hospitals or specialised businesses might be further away.
  • Rental potential: While rental demand exists, the abundance of newer BTO launches in Punggol might create competition for tenants, depending on market conditions.

Overall, Punggol Northshore BTO is the choice for Singaporeans who love being close to nature and modern comforts. I mean, imagine waking up every day to a beautiful water front view — priceless!

Besides, the area enjoys a convenient and well-connected location within the North-East of Singapore. While immediate access to the nearest MRT might require an LRT ride, the amount of nearby shopping malls, schools, and hawker centres (yay to endless food options!), make it a desirable place to live for future resale owners.
