A Singapore real estate firm ABIEL Property Investment Fund (ABIEL) has acquired three adjoining conservation shophouses at 223, 225, and 227 Geylang Road for $18.68 million.
The properties are being converted into ‘House 223’, a brand-new residential concept featuring 15 fully self-contained micro-residences. Slated to open in September 2026, the 12,957 sq ft development aims to target an underserved market: international professionals on medium-term postings (3 to 24 months).

House 223 vs Hotels vs Co-Living
Singapore’s housing regulations enforce minimum stays (3 months for private residential, 6 months for HDBs). Meanwhile, short-term rentals like Airbnb are restricted.
House 223 is similar to that of co-living services. It bridges the gap between expensive short-term stays and overly rigid long-term leases.
| Accommodation | Minimum Stay | Facilities |
|---|---|---|
| Hotels | Nightly | Daily services |
| Serviced Apartments | Monthly | Daily services |
| Co-Living | 3 Months | Fully furnished |
| HDB rental | 6 Months | Partial or not furnished |
| Condo rental | 3 Months | Partial or not furnished |
| Micro-Residence | 3 Months | Move-in ready |
However, the biggest difference is the kitchens and living rooms - House 223 keeps living areas completely private. So you don’t have to share these daily facilities with other flat mates.

Location: 223 - 227 Geylang Road
Historically known as Singapore’s legal red-light district (primarily located in the even-numbered lorongs further down), Geylang is changing. Over recent years, new condominium developments and commercial investment have steadily reshaped the strip into an accessible urban enclave.
Nearby famous local Singaporean food include dim sum, bak kut teh, frog leg porridge, to streetside durian stalls.
